May was spectacular closing month for buyers and sellers alike. We are so appreciative of our team of real estate advisors who helped people make their customer’s real estate dreams a reality. It’s time to recognize our top agents for May! In our Q&A blog with our TOPS, we asked our best this month to share their top 3 local businesses they like to support. Read on for their suggestions:

 

Our Overall Top Producer for our company as well as our Jacksonville Beach team is Candy Gil with over 2.5 Million in closings for the month.
Candy – My top three locally owned businesses that I love are the following and not in any particular order.

 

1) Cottage By The Sea – It is owned by a good friend, Dale Gray, and they carry great furniture, and gift items for any season. The employees are friendly, knowledgeable, and professional. It has been at the beach for over 20 years.

 

2) MOS – Owned and operated by Lourdes McGuire – also at the beach for over 20 years. You need beautiful plant arrangements or gift items, candles, jewelry, clothes, MOS is the place to go. She will take the simplest plant and turn it into a beautiful arrangement.

 

3) Carla’s Shoes – There you will find shoe brands that are not available in our local Department Stores. The ladies that work there are friendly and will help you find exactly what you’re looking for.

Congratulations to our TOP Producers in September & the Third Quarter!

Summer has come to an end and so has the month of September and the Third Quarter of 2023.  We could not let it pass without recognizing our Top Producing Agents.  Once again, they have been hard at work helping customers navigate the ever-changing real estate market.

 

We are so proud of all their accomplishments!  Thanks to one of our readers for this month’s question seeking our TOPS advice: In your professional opinion what are the pros & cons of the rapid influx of people moving to our area in Northeast Florida?  How do you see this positively and/or negatively impacting our area in the future?

 

 

 

Our Top Producer for September is Bonnie Weinstein with over $2.2 Million is closings.

 

 

 

 

Bonnie – Northeast Florida is a rapidly expanding area.  With this comes Pros and Cons.  The impact of a rapid population influx depends on many factors, including how local authorities manage growth and development.  With proper planning and investment in infrastructure, education, and development, the area can see many benefits of the growing population, such as, economic growth, higher real estate and job opportunities.  Northeast Floridia has the resources to keep ahead of the negative impacts of this influx.  Many roadway extensions are in place, affordable housing is being added to help with the high cost of real estate.  There are also many new schools and hospitals being built. With continued planning and development, I see Northeast Florida with its pristine beaches, weather, and opportunity one of the best places in the country to call home!

Our Top Producer for August is Rebecca Schaffer with $627,975 in closings for the month.

 

 

 

 

 

Rebecca – One of the biggest challenges I have as a realtor is making time for lead generation.  I know it is a critical function of a realtor’s job however,  a realtor encounters many unexpected things on a daily basis.  Trying to manage and schedule showings, inspections, appraisals, floor time, research for buyers and closings as well as take care of the needs of your customers is a difficult time management task.  Many of my customers are from out of state, that means I am effectively their personal assistant when it comes to all things on the property they are purchasing.  I enjoy helping my customers and take pride in serving them well, so I tend to prioritize the customer service aspect of my realtor role over lead generation.

 

 

 

 

Our Top Producing Team in Closings and Sales for the month is the Nemethy Group with Shelley and Tim Nemethy.  They had $635,000 in closings and $555,000 in pending sales.

 

 

 

 

Shelley & Tim – “With historically low home inventory levels and multiple offer situations, The Nemethy Group overcame what initially appeared to be a challenging market for Realtors and Buyers in 2021 and 2022.  We successfully met these challenges head on by creatively structuring offers for our Buyers to WIN contracts at a high percentage in their favor.

March and the end of the first quarter in 2023 came in and out like a lion at Davidson Realty with a flurry of real estate activity.  It’s time to recognize our top agents who made it all happen.  We are so proud of all their accomplishments!  We asked our best this month to dispel a common myth they encounter frequently in their real estate business.   Read on as they share their insights that you may just find useful.

 

 

 

Our Top Producer, Top Lister, and Top Overall Sales for March and the first quarter of 2023 is Mirtha Barzaga with over $9.3 Million in closings and $5.3 Million in overall sales.

 

 

 

 

Mirtha – Myth: Listing a property high to set the stage for bargaining room or listing a home at a much higher price than what comparable reports show, or what your real estate expert provides seems like a good idea to make sure your home sells for all its worth. “Sellers commonly will say, “It’s easier to come down than to go up.” I say this is proven to be the wrong strategy to take.  Homes will bring real market value price. Asking that plus 10% is more likely to cause the home to stay on the market longer, generate less activity and interest, and ultimately sell for less than the market. We call that chasing the market and it’s never a good practice.

Our Top Producer and Top Lister for February is Bonnie Weinstein with over $1.1 Million in closings.

 

 

 

 

Bonnie – My husband and I believe in staycations! Whenever we find time to take a long weekend, we book an oceanfront room on St. Augustine beach. We come home feeling relaxed and refreshed. However, staycations are not the only way we enjoy the beautiful Old City. Dinner outings in downtown St. Augustine are a classic. My favorite spots to grab a bite are Casa Reina, when I am in the mood for the best tacos in town, and The Raintree, when I am looking for a moonlit date night. Whatever I am doing, I am always happy to be doing it in St Augustine!!
