Selling your home can be daunting. With so many items to check off the list, pricing your home is one of the most intimidating to-dos. Too high, and it might sit there for ages; too low, and you’ll miss out on that hard-earned cash. We spoke to Shelley and Tim Nemethy of The Nemethy Group at Davidson Realty, Inc. about the importance of pricing a home to sell and why a professional realtor should be on your team.

“Pricing your home correctly and according to what the market dictates will bring the greatest success in selling your home,” says Shelley. “Hiring an experienced and knowledgeable Realtor is important when it comes to pricing and marketing your home properly. One myth some sellers believe is their home should be listed at a certain price because their neighbor’s home sold at that price. This approach doesn’t take anything else about the home into consideration. So much more goes into pricing a home correctly, such as square footage, current updates, location, age, lot size, pool and much more. If your neighborhood is on a lake, ocean or preserve, each home will have a unique view and access.”

“Pricing your home correctly will give the seller the best chance to sell their home within the first 30 days and get the best price for the home,” continues Tim. “Pricing your home too high will cause it to sit longer on the market and cause the listing to get stale. Eventually, the seller will need to start making price adjustments, showing a sign of weakness and creating doubt with buyers about the property. This will lead buyers to wonder if something is wrong with the property, or they may feel they can get the home below market value.”

An experienced Realtor can help sellers avoid other simple mistakes that can cause complicated issues. Their trained eye can pick up minor repairs that can significantly impact a buyer’s perception of your home. Little items like cracked tiles or scuffed paint can make your home appear run-down. A trained professional can help the seller increase your home’s curb appeal, identifying quick fixes like a fresh bed of mulch or potted plants. Professional staging and high-quality photos are critical to creating a great first impression. A strong marketing plan that gets those photos in front of the right eye is equally important. A knowledgeable Realtor makes a great partner because they are an objective party without an emotional attachment to the home. They can view your home through a neutral lens and provide feedback, guidance, and a built-in network to ensure a smooth and profitable outcome.
