April showered us with a steady flow of real estate activity, especially in the residential arena.   It’s time to recognize our top agents who made it all happen. We asked our best this month to give their pick on the best value of real estate property out there in the northeast Florida market.  Please read on as they share their “Best Buys” for the month.




Our Top Producer is Bonnie Weinstein with $789,900 in closings for the month.





Bonnie -Currently,  the best value in Northeast Florida in my opinion are condos with short term rental options.  Many people moving to the area are looking for part time residence “snow birds”.  With the option to rent when they are not there.  The Residence in WGV has 7-day rental options making it one of the best values in WGV.  The Residence is a gated community with many amenities including King and Bear amenities.  The community also overlooks the pristine Slammer & Squire golf course.  





Our Top Lister and Top Overall Sales for April is Jennifer Todd with over $1.9 Million in pending sales.





Jennifer – My Best Buy property is riverfront opportunity! This private 1.41-acre parcel has 285’ footage on the Cedar River.  There are many options for this unique property and would be ideal for several homes to be built since the zoning is RLD60.  This property is listed for $1,350,000 and is located at 3463 & 3505 Blanding Blvd.






Our Top Buyer Sales for the month is Mirtha Barzaga with over $1.7 Million in sales.





Mirtha – In my opinion the best buy for a first-time buyer young family is the Townhomes at Segovia, off of International Golf Parkway, across from Mill Creek K-8 Academy and Tocoi High School.  The location is easy access to I-95 and State Road 16 plus you have all the immediate necessities close by such as: Publix, Dry Cleaners, Hair Salon, Nail Spots, UPS Store, Medical Facilities including Flagler Hospital Urgent Care and a YMCA.


The fire department is less than a mile away which is also great for your insurance rate.


Prices are lower than most townhomes in the World Golf Village and 210 area by at least $50K.   The HOA is only $210 a month and it has a very low CDD which allows for a Pool, Club House, and Playground.


The community is about 5 years old and very well maintained.


This is also a very good investment property choice, since they are fairly new, the price is right and the fees are low, it allows for a great rental return on your investment due to its location.





Our Top Producing Team in Closings and Sales for April is The Nemethy Group with Shelley and Tim Nemethy.  They had over$2.7 Million in sales for the month.

The Top Producer of our Jacksonville Beach Team for the month is Candy Gil.





Candy – I was recently asked, by a customer that is considering purchasing an investment property,  what I thought would be the best value.  I believe that you can’t go wrong owning a property close to the beach.  If you’re thinking, vacation rental, i.e., AIRBNB then it needs to be a house. If long term rentals, a condo would be ideal since condominium are managed by an HOA, typically the minimum rental is 7 to 9 months. A condo offers less maintenance which some investors prefer.


Bottom line, a property close to the beach will always increase in value and if nothing else it will hold its value.     





The Top Sales Agent of our Jacksonville Beach Team for April is Max Reyna with over a half million in pending sales.




MaxMy listing located at 466 Cabernet Place is an excellent candidate. Once you get past the HOA fee of $400/month, you’ll have a 2/2.5 bath townhouse in a community with lots of families for under $240k.
