In the exiting world of real estate, where every deal carries the promise of new beginnings, recognizing exceptional performance and loyalty is important to us here at Davidson Realty. I wanted to take a break from our usual monthly Q & A format with our TOP PERFORMERS and personally brag about them for their accomplishments not only in March but the entire first quarter of 2024.

 

Margherite Myers is our TOP PRODUCER for MARCH! Margherite has been a World Golf Village resident for many years and has been with us at Davidson Realty for almost 15 years now. With her professional guidance and knowledge, she has helped so many people buy and sell homes in our Northeast Florida market. Margherite has been awarded multiple times the Five Star Professional Award: An award that recognizes outstanding real estate agents who show dedication to the customers and professional excellence. It’s no surprise she is TOPS!

 

Mirtha Barzaga is our TOP PRODUCER for the FIRST QUARTER! Mirtha is one of our TOP Agents both in SUPERIOR service and production. She has been Davidson’s Top Lister, Top Overall Sales, and Top Producer in 8 of the last 10 years here at our company. That accomplishment of sustained success in itself proves she is the BEST in the business. Mirtha chose Davidson 17 years ago to embark on her real estate career and we are beyond lucky she did!

Northeast Florida Market Stats | December 2023

Dr. King had so many amazing quotes, but this is one of my favorites. We need more light and love.

 

Let’s review 2023 and look forward to a better 2024 for the real estate market. The Northeast Florida Association of Realtors (NEFAR) market review for December 2023 shows a slight decline of 1.4% in the median sales price from November. The median sales price of $360,000 is up 6.5% from last year (the numbers used are from all types of properties in all 6 counties). The median sales price has moved up and down monthly, but prices have been fairly stable.

 

There were 1,922 closings in December which is 4.5% more than November; however, we are down 13.5% from last year. Pending sales of 1,590 were down 11.5% from November and 9.8% from last year. The number of transactions has been very low in 2023 mostly due to high mortgage interest rates and affordability.

Another year in the books for Davidson Realty happily serving the Northeast Florida community in all things real estate and so much to be grateful for especially our agents who make it happen on a daily basis for our customers!  We want to specifically acknowledge our TOP Agents for their achievements and success in December and the 4th Quarter of 2023 and share with you their most memorable moments in real estate last year.

 

 

 

Our Overall Top Producer and Top Producer of our Jacksonville Beach Team for December as well as our Top Agent and Top Producer of our Jacksonville Beach Team for the 4th quarter is Candy Gil with over 1.2 Million in closings and sales!

 

 

 

 

Candy – 2023 was a challenging year in real estate. However, after spending many months looking for a home for a lovely couple from Pennsylvania, not having any luck, and  just when we thought it wasn’t going to happen in 2023, one comes on the market, early December, they loved it, put in their offer, was accepted,  closed on her birthday and they and family were able to celebrate the holidays in their brand new home.  It was a great way to end the year.  I look forward to a great 2024.

 

 

 

 

Our Top Producing Team in Closings and Sales for December and the quarter is The Nemethy Group.  Shelley and Tim Nemethy had over 1 Million in closings and over 3.2 Million in sales to finish Q4!

Northeast Florida Market Stats | November 2023

As interesting and crazy as the real estate market has been in 2023, I am happy to welcome 2024. I have listened to several forecasts from experts, and I will share their thoughts.

 

First, we will review November 2023 market stats from the Northeast Florida Association of Realtors (NEFAR). The median sales price of $367,495 is up 7.2% over last November and up 5.0% over this October. The prices have not dropped even with high mortgage rates and home prices becoming unaffordable for many.

The holiday season is in full swing much like our agents at Davidson Realty.  We want to especially recognize our top agents for November as we are so proud of all they have achieved and all they have served!  We thought it would be informative to ask their professional advice about buying or selling during this time of year. We asked them specifically: What is the number one tip or best advice you would give anyone thinking about buying or selling a home/property during the holiday season?  Here are some of their responses:

 

 

 

Our overall Top Producer and our Top Producer of our Jacksonville Beach team for November is Jennifer Todd with $815,000 in closings for the month.

 

 

 

Jennifer – The Holiday Season can be a challenge to both buyers and sellers. Access to homes could be limited to buyers for many reasons and sellers are trying to juggle family, cooking and keeping the house in showing condition. The best way to make buying or selling at this time of year is FLEXIBILITY and PATIENCE!  

 

If a buyer has really done their research with their agent prior to looking, the selection process should be narrowed down to 5 or less homes.  

 

If a seller elects to have their home on the market during the holidays, they are more motivated to accommodate showings.  

 

With that being said, make the most of the experience and have a Big Red Bow ready!

 

 

 

Our Top Lister for November is Margherite Myers with over a half million in pending listings under contract for the month.

 

 

 

Margherite – The number one tip for a Realtor advising clients on selling or purchasing a home during the holidays is to emphasize the importance of flexibility. Encourage your clients to be open-minded about scheduling showings, inspections, and closings, as the holiday season can bring challenges such as varying availability, travel plans, and potential weather disruptions.

 

For sellers:

  • Flexible Showing Schedules: Advise sellers to be accommodating with showing times, understanding that buyers may have limited availability due to holiday events or travel plans. Consider using virtual tours or high-quality photos to showcase the property, allowing buyers to get a sense of the home even if an in-person visit is challenging.
