Mirtha – I have this listing in Cascades that is move-in ready and priced to sell.  It’s a great size for a 55+ buyer with an extended lanai, newer appliances and much more.

If I was going to buy an investment property, I would look at a townhome with low fees in the low 300k’s with a reasonable HOA (200 to 350 dollars a month) in a neighborhood such as the WGV area that is desirable and where we could command a nice rental income.

Our Top Producing and Top Sales Team for the month is The Nemethy Group!  Shelley & Tim had over 1.8 Million in closings and 1.8 million in pending sales!

Our Top Producer for August is Rebecca Schaffer with $627,975 in closings for the month.

 

 

 

 

 

Rebecca – One of the biggest challenges I have as a realtor is making time for lead generation.  I know it is a critical function of a realtor’s job however,  a realtor encounters many unexpected things on a daily basis.  Trying to manage and schedule showings, inspections, appraisals, floor time, research for buyers and closings as well as take care of the needs of your customers is a difficult time management task.  Many of my customers are from out of state, that means I am effectively their personal assistant when it comes to all things on the property they are purchasing.  I enjoy helping my customers and take pride in serving them well, so I tend to prioritize the customer service aspect of my realtor role over lead generation.

 

 

 

 

Our Top Producing Team in Closings and Sales for the month is the Nemethy Group with Shelley and Tim Nemethy.  They had $635,000 in closings and $555,000 in pending sales.

Fantastic Finish – Davidson Realty 2022 Awards

Each year, the Davidson Realty family feels a renewed sense of gratitude for the Northeast Florida community and each other. In addition to providing expert real expert services to the Northeast Florida community, Davidson Realty held more than thirty charitable and customer appreciation events in 2022, including the Davidson Cares Clay Day event which raised more than $100,000 for local organizations. The 2022 Davidson Realty calendar stayed full with more than twenty-eight training sessions, twenty-six sales meetings, eighteen bible studies, twelve birthday celebrations, and ten pizza and notes sessions. Davidson Realty also proudly welcomed ten new agents to the brokerage. 

 

The annual Davidson Realty Awards Banquet is a special night dedicated to celebrating and reflecting on all that was achieved in the past year. This year, Davidson Realty agents and staff voted for a banquet theme of “Party Through the Decades” and everyone was inspired to dress up accordingly for the occasion. The Tringali Barn in St. Augustine, Florida was decorated with centerpieces and party favors from the 20s, 50s, 60s, 70s, and 80s, including lifesize Rubix Cubes and old-fashion car cut outs. The party featured a popcorn and candy bar, build your own root beer float station, Italian food and desserts, and a custom decades cake from Cinottis. A big thank you to the awards committee: Andrea Gallagher, Matt Burkhart, and Mirtha Barzaga who spent months creatively planning. On the day of the event, the committee had additional help and support from Liz Pappaceno and Andrea’s parents (Mike and Mary DelPrete). It gives us great pleasure to acknowledge the hardworking agents and their accomplishments in 2022.

Our Top Producer for December is Ron Savarese with $1.4 Million in closings. 

 

Ron – My best advice for anyone starting out is to find the right real estate agent professional to help navigate the home selling or buying process.  Being educated in market conditions, inventory, financing options, to name just a few, whether you are a buyer or seller is critical and necessary when trying to make the best decision in any real estate transaction.   Also having a skilled local professional manage the process and handle the volume of details involved is more important than ever.

Davidson Realty: Spreading Good Cheer in Northeast Florida

Since 1989, Davidson Realty has been proud to deliver expert real estate services to Northeast Florida. Davidson Realty has created a thriving culture focused on serving all of Jacksonville and St. Augustine. 

 

During this giving season, Davidson Realty agents have been hard at work to spread good cheer to their Northeast Florida neighbors. “Our agents are true servant leaders. They have a genuine passion for helping those in need and, at Davidson Realty, we celebrate that joy for giving,” shares Davidson Realty President, Sherry Davidson. 

 

For the last eleven years, veteran agent Mirtha Barzaga, has held two food and toy drives to benefit the Homeless Coalition, an organization that provides clothes, food, and other supplies for the homeless. Mirtha calls upon her fellow Heritage Landing residents to help her support this worthy cause during her Thanksgiving drive and her many friends in The King & Bear for her Christmas drive. Several of her family members from South Florida come to support her efforts to bring joy to those less fortunate. 

 

Similarly, agents Liz Pappaceno and Reba Barkley also enjoy giving back to the Homeless Coalition. Liz held several food and toy drives this season in Sevilla while Reba held her drive in Austin Park. Both Liz and Reba were overwhelmed by the generosity in the Northeast Florida community and are constantly taking advantage of opportunities to do good in the community and that spirit is contagious. 

 

The joy of giving back to the community is a sentiment shared with all Davidson team members. Caitlyn Hawkins had a busy season of giving this year! Caitlyn organized and donated snack packs and food to the Beaches Mission House and BEAM Food Banks and donated toys and books to the local Foster Closet. Additionally, Caitlyn has spent time cleaning waterways and participating in beach clean ups throughout the year both with various organizations and independently. 

 

Stacy Cornell volunteered her time and was a sponsor for the Belles and Beaus of the River Society event this December. “I was proud to sponsor three families in need by collecting items from an angel tree and presenting those items to each of the families at the conclusion of the event. This event is a highlight in my year and so well done with various activity stations, hot chocolate station, snow machine, a movie, and letters and pictures with Santa,” shares Cornell. 

 

Doing good together is always a joy! This year, Reba Barkely, Candy Gil, Rebecca Schaffer, Jeanne Denton-Scheck, and Margherite Myers volunteered at the Northeast Florida Association of Realtors (NEFAR) Hunger Fight Pack-a-Thon event. These Davidson agents joined hundreds of fellow NEFAR members to provide 75,000 meals for hungry children, families, and seniors in Northeast Florida. 

 

“At Davidson Realty, we are incredibly proud of our team and their various philanthropic endeavors,” shares Davidson. “Ultimately, we are grateful for the continued support from the community and, as a team, we hope to show our appreciation by continuing to give back and help our community be an even better place to live.”
