Summer has come to an end and so has the month of September and the Third Quarter of 2023.  We could not let it pass without recognizing our Top Producing Agents.  Once again, they have been hard at work helping customers navigate the ever-changing real estate market.

 

We are so proud of all their accomplishments!  Thanks to one of our readers for this month’s question seeking our TOPS advice: In your professional opinion what are the pros & cons of the rapid influx of people moving to our area in Northeast Florida?  How do you see this positively and/or negatively impacting our area in the future?

 

 

 

Our Top Producer for September is Bonnie Weinstein with over $2.2 Million is closings.

 

 

 

 

Bonnie – Northeast Florida is a rapidly expanding area.  With this comes Pros and Cons.  The impact of a rapid population influx depends on many factors, including how local authorities manage growth and development.  With proper planning and investment in infrastructure, education, and development, the area can see many benefits of the growing population, such as, economic growth, higher real estate and job opportunities.  Northeast Floridia has the resources to keep ahead of the negative impacts of this influx.  Many roadway extensions are in place, affordable housing is being added to help with the high cost of real estate.  There are also many new schools and hospitals being built. With continued planning and development, I see Northeast Florida with its pristine beaches, weather, and opportunity one of the best places in the country to call home!

Jim Davidson’s Annual Clay Day is coming up October 19th. We renamed our Davidson Cares shoot this year to honor Jim. Through your amazing generosity, we have already raised over $25,000 in contributions in Jim’s memory. Last year the shoot raised $101,000 so this year our donations to Jim’s favorite charities are going to be big.

The Northeast Florida Association of Realtors (NEFAR) market stats for August show the median sales price of $357,000 has been stable for the last 4 months. It has only moved up or down slightly in the last few months.

Our Top Producer for August is Rebecca Schaffer with $627,975 in closings for the month.

 

 

 

 

 

Rebecca – One of the biggest challenges I have as a realtor is making time for lead generation.  I know it is a critical function of a realtor’s job however,  a realtor encounters many unexpected things on a daily basis.  Trying to manage and schedule showings, inspections, appraisals, floor time, research for buyers and closings as well as take care of the needs of your customers is a difficult time management task.  Many of my customers are from out of state, that means I am effectively their personal assistant when it comes to all things on the property they are purchasing.  I enjoy helping my customers and take pride in serving them well, so I tend to prioritize the customer service aspect of my realtor role over lead generation.

 

 

 

 

Our Top Producing Team in Closings and Sales for the month is the Nemethy Group with Shelley and Tim Nemethy.  They had $635,000 in closings and $555,000 in pending sales.

Northeast Florida Market Update | July 2023

Many of you know my husband just passed away. I just want to thank everyone for the expressions of love. Our family is overwhelmed.

 

The Northeast Florida Association of Realtors (NEFAR) market stats for July show a slight increase in home prices, fewer closed sales, and slightly more inventory available.

 

The median sales price of $361,750 is 1.2% higher than June’s $357,500. As I mentioned last month, the prices bottomed out in January 2023 and continue to rise slowly.

 

The closed sales of 2,294 dropped 20.2% from June’s number of 2,873. Diana Galavis, 2023 NEFAR President said “Interest rates, the cost of goods and services, and available supply are all factors in the decline in closed sales.”

 

The 30-year mortgage interest rate is a huge factor in our market. Recently rates have been hovering around 7% and many buyers and sellers are on the sideline.
