As many of you know, I have expressed concerns about the Northeast Florida Association of Realtors pending sales numbers because they do not include properties classified as “active under contract.” To maintain consistency and provide a more complete picture of market activity, I will be using Florida Realtors SunStats data going forward. I will also continue reporting on all property types, rather than limiting reports to single-family homes as many market reports do.

 

According to Florida Realtors® Chief Economist Dr. Brad O’Connor, Florida’s housing market recorded its 11th consecutive month of year-over-year closed sales growth in both major property categories during July.

Statewide, single-family home closed sales increased just over 5% compared to July 2025, while condominium and townhouse sales rose 11%. New pending sales for single-family homes increased nearly 2.5%, marking the 12th consecutive month of year-over-year gains.

 

O’Connor noted that these continued sales increases are particularly significant because buyers no longer have the mortgage rate advantages that existed earlier this year.

 

The Northeast Florida market continued to show steady improvement during July:

 

  • Closed sales increased 2.7% year over year to 2,506 transactions.
  • Cash sales represented 25.5% of all closings.
  • The median sales price increased 1.0% to $370,000.
  • The average sales price increased 3.5% to $495,028.
  • New pending sales increased 1.0% to 2,641.
  • Active inventory declined 16.8% to 9,253 properties.
  • Months supply decreased from 4.9 months to 4.0 months.

The reduction in inventory and months of supply suggests that market conditions are becoming more balanced, while continued gains in pending and closed sales point to sustained buyer activity.

Florida’s appeal remains strong across nearly every generation. New U-Haul migration data shows Florida ranked among the top destinations for Baby Boomers, Gen X, Millennials, and Gen Z, making it the only state to achieve a top-10 net gain across all four generations from July 2025 through June 2026.

 

In the U-Haul rankings, Florida placed:

#1 for Gen X

#1 for Millennials

#3 for Baby Boomers

#8 for Gen Z
