docOne in five Americans will develop skin cancer during their lifetime. It is the most common form of cancer in the US, and over the past 31 years, more people have had skin cancer than all other cancers combined.

The good news is that skin cancer can be prevented.  Join us for the Davidson Speaker Series on Thursday, May 31 at 7:00 pm when Dr. Robert Brown of North Florida Dermatology Associates presents a free seminar on Skin Care and Skin Cancer Prevention.  Dr. Brown will discuss the importance of vigilant sun protection, regular skin checks and how to navigate the sea of SPF ratings.  Dr. Brown will also discuss skin protection for children.  He cautioned that “rates of skin cancer in children, teens and young adults are growing at an alarming rate.” In addition, Dr. Brown will answer questions and provide insights and advice for minimizing skin aging and maximizing skin health. Meet Our New Property Manager: Shelby Heinemann

shelbyWe’re thrilled to welcome a World Golf Village neighbor to our team.  Shelby Heinemann, a Heritage Landing resident for seven years, has joined Davidson Property Management, Inc. as Property Manager.  According to Shelby, “This is a very exciting time in property management. The market is strong, rental prices are on the rise and owners are seeing a consistent cash flow.”

A licensed agent, Shelby brings five years of experience as a property manager and Realtor to her new position.  She has completed coursework at the Property Management Academy and she belongs to the National Association of Residential Property Managers. J & B Seafood Delight

This recipe is a special one for me. I created it for my mother, Betty. It was her favorite seafood recipe and we enjoyed it many times together. That’s why it’s named Jim and Betty’s Seafood Delight.

3 Tablespoons white wine
½  Cup chopped parsley (fresh)
1 ½  Cups chopped scallions (1/2 bottoms, ½ tops)
1 Cup sliced Greek olives
2 Dashes Tabasco
2 Dashes Worcestershire
1 Teaspoon chopped garlic (from the jar, already chopped)
¾  Large fresh lemon squeezed (or 1 medium)
1 ½  Pounds peeled, deveined fresh shrimp. (26-30 count, headless)
1 ½ Pounds sea scallops (washed, drained and halved)
2      Lobster tails, cut into bite size pieces
1 8 oz. package vermicelli
2 8 oz. packs Feta cheese in water (whole, crumble for serving)
½ Teaspoon black pepper
½ Teaspoon red pepper
1 Teaspoon salt
2 Teaspoons oregano
1 Teaspoon thyme

Another Great Month of Sales in April – Congratulations to Mirtha, Jennifer and Pauline!

A new month, but the ladies remain on top! Last month, we recognized Davidson agents Mirtha Barzaga, Pauline Cake and Jennifer Todd for their achievements in March and the first quarter of 2012. Well, they are still on fire and so is the rest of the Davidson team with over $4.1 million in closings and over $5.7 million in sales for April!

Mirtha closed two homesites in the King & Bear, one of which came with a coveted golf membership to the King & Bear golf course, a one-time-only collaboration by Jack Nicklaus and Arnold Palmer. March Real Estate Trends – Inventory is Down and Sales are up!

That will be my advice to my youngest son, Sam, who graduated from UNF on Friday with a Degree in Mechanical Engineering. I am so blessed with a great family!

I found some interesting information in the Northeast Florida Association of Realtors Market Stats for March. We have a very positive trend in pending sales. There were 2,018 contracts written in March 2012 compared to 1,719 in March 2011 for a 17% increase. The first quarter of 2012 is up 18% over the first quarter of 2011. In my office, the first quarter pending sales are up 40% over first quarter last year.

Now for the interesting part, there were 1,419 closings in March 2012 compared to 1,529 closings in March 2011 for a 7% decrease. The first quarter closings are down 3% compared to first quarter last year. Pending sales have risen so dramatically in the last 3 months, the closings should be increasing soon. It was also interesting to note that the price range with the largest increase in pending sales is $1,000,000 and above with an 18% increase. Read more
