I have been saying for almost 32 years that I could never be bored married to Jim. There is no way to predict what he will do any day and he somehow always convinces me to join in whatever adventure he creates. Something new I am working on is to find some joy in every single day. I hope you will also.

I found some joy in the Northeast Florida Association of Realtors Market Stats for February. The most exciting news to me is the increase in pending sales of 27% over February 2011. For the last 12 months we have averaged 1,493 pending sales and in February 2012 there were 1,750 contracts written. This is the highest number of pending sales since April 2010. Interestingly, based on a rolling 12-month total the $500,000-$1M price range had the highest percentage increase (over 17%) in pending sales.

The inventory has continued to decline. There were 14,321 active properties available in the NEFAR market area in February 2011 and there are 30% less properties available in February 2012 with only 9,977 active properties. The months supply of inventory dropped 35% from 10.3 months supply in February 2011 to 6.7 months supply in February 2012 very near market stabilization. The price range with the largest decrease in number of properties and months supply is the under $150,000 price range with a 5.3 month supply. Read more

Davidson Realty Welcomes Former County Commissioner Karen Stern

Karen Stern was elected to the St. Johns County Commission in 2005, where she served as Chairman and Vice-Chairman to the Commission.  Says Davidson Realty President Sherry Davidson, “Karen Stern has been dedicated to making our community better for more than 25 years which is a value we hold near and dear at Davidson Realty.  We’re thrilled to have her on our team.”

Karen Stern grew up in Alabama and moved to St. Augustine about 30 years ago. She has been married for over 25 years to her husband, Les, whom she met after moving here. They have two children; son, Jarrod, a water resource engineer in South Florida, and daughter, Maggie, a Museum Studies student at FSU. Prior to joining the Davidson Realty team, Karen served as a government relations consultant and as an elected official in St. Johns County. After serving on the St. Johns County School Board, she was elected to the St. Johns County Commission, where she served as Chairman and Vice-Chairman to the Commission. She has also served on the Board of Trustees for St. Johns River State College and on the Northeast Florida Regional Planning Council. Karen is a 2010 graduate of the Leadership Jacksonville program and serves in a volunteer capacity with the LJ Adult and Youth programs. The votes are in for the 4th Quarter of Davidson Appreciates Teachers! Congrats to Ms. Dowdie & Ms. Rose

Ms Dowdie - Computer - MCE resizeVoting came to a close for the 4th Quarter of the Davidson Appreciates Teachers Contest on March 15th and once again we saw an outpouring of support for our amazing St. Johns County teachers! This time around, we celebrated our fantastic resource teachers at Mill Creek and Wards Creek Elementary School. Even though they are all winners, Ms. Dowdie and Ms. Rose came out on top.

Celebrate St. Patrick’s Day with Jim’s Corned Beef and Cabbage!

four-leaf_cloverThis is my mother’s simple recipe and a favorite meal for many on St. Patrick’s Day.

Red Potatoes – unpeeled – 2 per person

Green Cabbage – Cut in quarters – 1 quarter per person

Whole Yellow Onions – 2 per person

Put corned beef and packaged juice in water with 2 bay leaves. Add 1 teaspoon of garlic, a teaspoon of vinegar, black pepper, and 3 medium whole onions. Boil meat 2 hours until real tender (at this point, check spices, i.e. salt, pepper and garlic). You may have to add water as the mixture boils down. Take meat out, put in potatoes one hour before serving. You may want to add additional whole onions (I do). Add cabbage 20 minutes before serving. Put all in and heat to serve.
