The latest Florida Realtors SunStats report for the Jacksonville area shows continued stabilization in the Northeast Florida housing market. Below are comparisons for August 2026 versus August 2025:

Closed sales decreased 2.4% to 2,292

Cash sales represented 26.5% of all closings, increasing 3.9%

Median sales price increased 0.2% to $369,900

Average sales price increased 10.8% to $516,360

New pending sales decreased 1.5% to 2,451

Active inventory decreased 17.6% to 8,944

Months’ supply of inventory decreased 18.8% to 3.9 months

For most of 2026, mortgage interest rates remained below 2025 levels, but rates have recently moved above where they were a year ago. While we saw slight declines in both closed sales and new pending sales, inventory has tightened and home prices have remained stable. We continue to see steady buyer demand, and sellers who price their homes appropriately for today’s market are attracting strong interest.

This year, proceeds from our Clay Day will benefit several outstanding organizations, including St. Augustine Youth Services, Investing in Kids! (INK!), Builders Care, Five Star Veterans Center, Port in the Storm, Homes for Hope, Mercy Support Services, and several other worthy local charities.
