This quote is especially meaningful to me this month as we remember my late husband, Jim. We will soon celebrate both his birthday and the anniversary of his passing. Jim loved Africa, and this proverb was one of his favorites.

 

As I mentioned last month, I will continue using the Northeast Florida Association of Realtors® Market Review statistics for most of this update. However, for pending sales, I am using Florida Realtors® data because it includes “active under contract” properties, providing a more complete picture of current buyer activity.

 

The Northeast Florida housing market continued to show encouraging signs in June.

 

The median sales price for all property types reached $333,475, an increase of 1.8% from May and 7.9% higher than one year ago. Median prices have now increased every month since January, demonstrating continued strength in our local market.

There were 3,166 closed sales in June. Closed sales have remained remarkably stable since March, increasing 1.6% over May while being 3.8% below last year’s level.

 

An encouraging statistic was 2,635 new pending sales, which were 3.1% higher than last year. This aligns with what we’ve been experiencing in our own office. Buyer activity and the number of contracts written increased noticeably during May and June compared to the slower pace earlier this year. It appears that many buyers are beginning to move forward as they adjust to today’s market conditions.

 

Active inventory stood at 10,669 homes, remaining very consistent since December 2025. This steady inventory gives buyers more choices while continuing to support a healthy, balanced market.

 

According to National Association of Realtors® Chief Economist Lawrence Yun, the number of young adults ages 25 to 34 living with their parents has grown from approximately 4 million in 2000 to an estimated 8 million in 2026. As affordability improves and more assistance programs become available, many of these young adults may enter the housing market over the coming years.

 

Florida is also investing in homeownership opportunities. The 2026–2027 Florida budget includes $50 million for the Hometown Heroes Housing Program, which provides eligible first responders, teachers, healthcare professionals, military members, and many other essential workers with zero-interest loans to assist with down payments and closing costs.
