Here is a sneak peek inside SilverLeaf, so far!

There has been much hub-bub about the anticipated SilverLeaf development, but details about the master-planned community remain minimal. Here is what we know so far.

 

Located in northern St. Johns County, Florida, between County Road 210 and State Road 16, SilverLeaf will be built along seven miles of St. Johns Parkway. On its approximately 8,500 acres, SilverLeaf is zoned for 10,700 single- and multi-family homes, 1,770,000 square feet of mixed use and commercial space, and over 3,500 acres of pristine conservation land.

 

This master-planned community maintains the high standards that are a trademark of The Hutson Companies, with no CDD fees.

 

SilverLeaf will consist of several neighborhoods in a wide range of sizes, price points, and styles for individuals and families.  It will be one of the largest community developments in Northeast Florida.

 

NEIGHBORHOODS

 

SilverLeaf is broken into sections, or neighborhoods, including East Village, Southern Pines, Village Walk and River Chase. Within each, numerous communities are planned.

 

East Village Neighborhood

Developers have kicked off SilverLeaf’s construction in the East Village, which lies on the eastern side of St. Johns Parkway. Communities include SilverLeaf Village, Holly Forest and Meadow Ridge.

 

SilverLeaf Village:  For any buyer looking to be centrally located in the heart of the sprawling community, SilverLeaf Village is the place to be. With 350 homes, this community will be the closest to SilverLeaf’s Resident’s Club and amenities. All lots are either 53 or 63 feet wide and many will back up to one of the community’s seven lakes or nature preserves.

 

Ashley Homes offers 19 floor plans in Silverleaf Village that vary widely starting at 1,865 square feet to 3,903 square feet, all between three and five bedrooms.

 

Riverside Homes is also building in the SilverLeaf Village community. Riverside will feature 13 floorplans from 1,841 to 3,239 square feet, and three, four or five bedrooms. Also, look for MasterCraft Homes coming to SilverLeaf Village with nine floorplans ranging from 1,799 square feet to 3,552 square feet and from three to six bedrooms.

 

Several model homes are currently under construction in SilverLeaf Village.

 

Holly Forest:  Located on the northern end of SilverLeaf, Holly Forest will feature 273 homes by Dream Finders Homes at completion. Initially construction includes 70 single-family homes on 43- and 53-foot lots and 63 townhomes on 20- and 24-foot lots. Dream Finders will offer 16 floorplans in Holly Forest, starting at 1,622 square feet up to 3,518 square feet, from three up to seven bedrooms. Holly Forest has its own planned amenity center and dog park.

 

Construction in Holly Forest has begun on model homes, slated to be complete by April.

 

Meadow Ridge:  Another community crafted by Dream Finders, Meadow Ridge will have 146 single-family homes on 43- and 53-foot lots. At completion, Meadow Ridge will boast 146 homes, but only 89 are planned initially. Many homes will back up to either nature preserves or one of the neighborhood’s two large lakes. Dream Finders is offering a selection of 12 floorplans between 1,622 and 2,500 square feet, and three or four bedrooms. Meadow Ridge plans also include its own amenity center.

 

River Chase Neighborhood

Several communities are planned for River Chase, which will boast nearly 40 lakes and plenty of wooded areas. River Chase will sit along the western side of SilverLeaf.

 

Village Walk Neighborhood

Village Walk will be built as a hub of Silverleaf, adjacent to apartments and commercial/retail buildings in the center of the community. Long winding lakes and plenty of greenery will be hallmarks of Village Walk’s two distinct communities.

 

Southern Pines Neighborhood

Toward the State Road 16 end of St. Johns Parkway will be Southern Pines, which will be home to a large single-family home community as well as its own amenity center, multi-family communities and apartments and commercial/retail space.

 

AMENITIES

 

The luxurious Amenity complex will be centrally located in Silverleaf for easy access by all residents via walking, biking or golf cart. The resort-style facility will include the Resident’s Club, swimming pool with zero entry, competition and aerobic pool, water playground, plenty of shade, kids play park, event lawn and pavilion, bark parks for large and small dogs, tennis and pickleball courts.

 

Touted as a golf cart community, Silverleaf will build in cart paths and parking throughout the common grounds.

 

SCHOOLS

 

SilverLeaf residents are currently zoned to Picolata Crossing Elementary School (rated 9/10), Pacetti Bay Middle School (rated 8/10) and Nease High School (rated 9/10). St. Johns County School District is consistently ranked as the #1 school system in the state according to standardized test scores.

 

The St. Johns County School Board has considered building a K-8 school and high school for SilverLeaf and its anticipated 4,900 students. No plans are set in stone as of yet.

 

SURROUNDING AREA

 

One of the best things about SilverLeaf is its location between World Golf Village to the south and the Durbin Creek/CR 210 area to the north. This includes plenty of stores, restaurants and recreation.

 

The exciting new development of The Pavilion at Durbin Park, just five minutes north of SilverLeaf, includes Walmart, Home Depot, Petco, Burlington and plenty of other shopping and eateries. Once complete, the huge complex will also include a Bass Pro Shop and a 12-screen Cinemark movie theater.

 

World Golf Village offers great shopping, restaurants and superb golf courses as well.

 

Residents will also love the easy access to I95 via the 9B connector from St. Johns Parkway. This will allow for a smooth commute to Jacksonville, St. Augustine and the beaches.
