September 2018 Continues to be Positive Despite Many National Reports

As we are getting closer to Thanksgiving, I want to express my gratitude for your friendship and support. I especially want to thank everyone who supported our 2018 Davidson Cares Clay Day. Because of you, the shoot raised over $52,000 which, with some matching funds, will contribute more than $100,000 to St. Augustine Youth Services and Investing in Kids. This is a substantial increase from the results of our 2017 shoot.

 

The Northeast Florida Association of Realtors market stats for September 2018 continue to be positive despite many national reports of the housing market shifting from a seller’s market to a more balanced market. Most articles I read about the national real estate market discuss days on market increasing and home sales declining.

 

An article by Florida Realtors says the median time for a home to go to contract remained stable at 38 days for single-family homes showing the continued strength of the state’s housing market. It is interesting to note that the statewide median sales price for single-family existing homes was $251,610 in September and the National Association of Realtors national median sales price for existing single-family homes was $596,410 in August. It looks like some of the markets around the country might be a little overheated after rapid price increases and need an adjustment.

Dispelling 3 Rumors that buyers are hearing about home purchasing

As we begin the 4th quarter of 2018,  people are out in the market buying a selling homes and it’s a great time to update everyone on a few things.

 

  1. Millennials and Baby Boomers are competing for the same properties in NE Florida.
  2. There are great incentives when buying a home for first time home buyers. Free Money!!!!
  3. There is a lot of bad information out there, specifically online, that buyers are seeing that makes the idea of buying seem impossible.

 

But good news, we are here to help. Let me dispel 3 rumors that buyers are hearing that get in the way of their willingness to purchase.

 

Rumor #1- Buying a home requires a large Down payment.

False- Depending on the type of loan you can put anywhere from 0%, 3%, to 5% down. You might even qualify for Down Payment Assistance. Buying a home is easier than you think and cost less.

Brian Crocket shifts from hospitality to real estate at Davidson Realty

We are pleased to welcome Brian Crocket to the sales team at Davidson Realty! Brian has more than 20 years of experience in hospitality and customer service.

 

“Brian has an intuitive approach to customer service,” said Sherry Davidson, President of Davidson Realty. “He’s accustomed to listening to the needs of customers and going out of his way to help.”

 

A native of Michigan, Brian earned a psychology degree from Eastern Michigan University. He has garnered more than 20 years of experience in restaurant management, leading operations for eateries like Jacksonville’s Grub Burger Bar and BJ’s Restaurant.

 

Brian looks forward to utilizing his expertise and passion for helping people to guide buyers and sellers through the real estate process. He works out of Davidson’s World Golf Village office.

 

Brian and his wife are parents to five children, with whom they enjoy exploring the St. Augustine sights, playing catch and running around at the park. He is also a big fan of Detroit sports teams.

Davidson Cares Clay Day: Focus on Five Learning Years

We are less than 3 weeks from this year’s sport shooting event, the 3rd Annual Davidson Cares Clay Day! This year’s event will directly benefit St. Augustine Youth Services (SAYS), Take Stock in Children and Five Learning Years (FLY).

 

The services these organizations provide are vital to Northeast Florida’s children. We want to give more information about each charity to let Clay Day participants know exactly where their contributions are going. Here we are focusing on FLY.

 

What is FLY?

According to the Florida Department of Education, extensive research on infant brain development shows that a child’s first five years are the most important time for learning.Because of this, FLY aims to prepare kids for learning success to ensure all children arrive at kindergarten academically, socially, emotionally and physically ready to learn.

 

FLY was created in 2012 after the INK! Executive Committee met with Dr. Joseph Joyner, then Superintendent of St. Johns County Schools, to discuss the issue of children entering kindergarten unprepared. The INK! team began forming FLY to ensure all kids benefit from these crucial years and start school ready to learn.

 

What programs do they offer?

FLY utilizes several resources to promote early learning including Nemours BrightStart!, Head Start, Healthy Families Florida, and Voluntary Pre-Kindergarten (VPK) programs. Through these programs, every child in Florida regardless of family income has access to programs to prepare them for kindergarten. Learn more at the FLY web page.

 

How is FLY continuing to develop its services for kids?

The FLY task force meets regularly to determine current efforts to prepare kids for kindergarten and develop strategic plans to expand services where possible.

 

In addition to participating in Clay Day, how can people help FLY?

They accept tax-deductible donations (one-time or ongoing) through the INK! website. INK! eagerly encourages individuals andcompanies to donate. Nearly 90% of INK! donations are returned to schools to directly help students!

 

About Davidson Cares Clay Day

The 3rd Annual Davidson Cares Clay Day will be held at Jacksonville Clay Target Sports on Thursday, October 18. The event includes two sport shooting events, sporting clay and beginner skeet. Individuals and teams from beginner to expert levels are invited to participate. Check-in begins at 11 a.m. Lunch will be served at 12 p.m. and shooting starts at 1 p.m.

 

Participants can shoot 100 sporting clay targets for minimum donation of $150. New shooters can receive instruction while shooting 50 skeet targets for a minimum donation of $100. All participants receive a catered lunch, commemorative T-shirt, shot gun shells and a gift from Davidson Realty.
