Davidson Realty is Working with The Northeast Florida Builders Association to Market Two Affordable Jacksonville Homes Recently Renovated as Part of NEFBA’s Annual President’s Project

Academy-1Davidson Realty is honored to be chosen by the Northeast Florida Builders Association (NEFBA) to market two affordable single-family homes recently renovated by NEFBA as part of its community-focused President’s Project.  The homes, which are part of Jacksonville’s Neighborhood Stabilization Program, are being offered for $85,000 and $110,000 respectively and buyers may qualify for up to $40,000 in down payment assistance. Qualified buyers may purchase one of these homes for $500 down.

 The refurbishment of the homes was lead by NEFBA President Michael Bourré and his company Bourré Construction Group. “Given the current economic and market conditions, we wanted to support efforts to help existing neighborhoods right here in Jacksonville that were hit especially hard with foreclosures and neglect,” said  Bourré.  “This is the first time the annual NEFBA President’s Project has renovated an existing home rather than build new and the response has been very positive.” The annual NEFBA President’s Project is an opportunity for the group to both give back to the community and raise funds for its own educational and growth efforts.

QR_Code_Ponte_VedraIf you’re a techie, you’re probably already scanning QR codes on your iPhone or Andriod. But if you’re like most people, you have no idea what language we’re speaking!  Well, you’re about to be in-the-know.  A QR (stands for Quick Response) code is a bar code that can be read by smart phones to deliver digital files like photos, video, music and text to your phone.  You must download a QR reader on your phone and then it’s ready to “scan” QR codes and get rich-format info on the go.  As early adopters of new technology, Davidson Realty is adding QR codes to our home sales sheets so you can view a video tour, for example, right from your phone.  We’ve included a code here to try out.  It features photos, price and information about a home on the market in Ponte Vedra. First, remember to download a QR reader for your smart phone (there are several free apps to choose from), then scan this code.  Now, pat yourself on the back for being a cool tech geek and watch for more QRs from Davidson.

Jacksonville FL Real Estate Market Statistics – What to Know

Almost every article I read about the Jacksonville FL real estate market compares the current month activity to the same month a year ago. When I try to understand what is happening in the current market, I am much more concerned with trends from the last few months than the percentage change from last year.

My favorite 3 trends from the Northeast Florida Association of Realtors market stats are:

1. The median sales price and the average sales price have increased.

The prices of St. Augustine FL homes and Jacksonville homes continue to show signs of stabilizing after falling for the last couple of years. The average sales prices for the NEFAR area for January, February and March were $162,752, $166,812 and $169,944. Read more
