article-1252055-085CB854000005DC-65_468x418As of early April, there was about 6 months supply of homes for sale.  That’s 30% less than supply at the same time last year and very close to market stabilization.  For the first time in a long time, we’re seeing a very real lack of inventory in desirable neighborhoods. Sales are up this year as well, and we’re heading into the busiest season for home sales: May through July.  So is it time to put your home on the market?  It depends.

Have You Made Someone Smile Today?

John EvansRecently I was reflecting on one of the things I love most about my job as a property manager: the people.  I so enjoy getting to know our owners and tenants on an individual basis and hearing about the new baby, a job promotion, family visiting, a new grandchild or other moments that make life special.  I’m also inspired by customers who make me smile with simple gestures that mean a lot, like:

– One of my customers who lives in Washington State knows that I come from Philadelphia originally.  I once told them one of the things I missed about Philadelphia was the first snow fall – not the day after, but when it’s actually snowing, and how beautiful and quiet it is.  Those clients email me a picture of the first snow fall each year in Washington State and it’s all the reminder of snow I need!
– With another client who lives in Pennsylvania, I’ve chatted about the striking color change of the leaves in the Northeast each Autumn.  This Fall, I opened a card from them and a bunch of different colored leaves fell out, with a note that said “Now you can enjoy Fall color, also”.
– Last week, I heard from a client who lives out of state and only gets to visit World Golf Village once a year.  They called to say they wanted to take me to dinner when they’re in town to thank me for never having to worry about their property because they know it’s in good hands with the Davidson Property Management team.

These are just a couple of stories that make me as a property manager smile and make the job we do worth it.  Have you touched someone and made them smile today? It can really make someone’s day and yours also.

Northeast Florida Market Trends in July are Encouraging!

danceIn my opinion, it is time to get on the dance floor. There are opportunities in great neighborhoods for investors, first time homebuyers and anyone in between. I am  feeling encouraged about the real estate market after reviewing the July market stats data produced by the Northeast Florida Association of Realtors. The pending sales are up; and the inventory numbers continue to improve. Quite possibly in the near future we may reach inventory stability which will lead first to stabilized pricing with a gradual increase in pricing.

The pending sales in July 2011 of 1,661 are up 18% over July 2010. The pending sales year to date for 2011 are 6% higher than year to date 2010. It is encouraging to see more contracts being written despite the continued turmoil in Washington.

Closings in July 2011 are 1% less than July 2010. This is not unusual since closings normally dip in July each year. Closings are also down from the previous month.

The average sales price in July 2011 is up 5% over July 2010; however, the July 2011 average sales price of $177,596 is down from the previous month average price of $184,166. The drop from last month doesn’t concern me because the average price normally varies each month. The overall pricing trend this year continues to be up.

The median sales price in July 2011 is down 5% from July 2010. The July 2011 median sales price of $130,199 is also down from the previous month’s price of $135,364. The July median price is higher than every month this year except June.

The consistent good news is that the inventory of homes for sale is down 30% from July 2010. The available inventory of homes in July 2011 of 11,529 homes is also down from 12,285 the previous month. The months supply of inventory is down to 8.2 months and continues to drop every month. Read more
