Our great summer selling season continues with $11.5 Million in sales for July at Davidson Realty. A special shout out to our Top Producers.

 

Ron Savarese was our top producer with 4 closings this month. While skillfully handling his closings, he also sold $1.5 Million during the month.

 

 

 

 

 

 

 

 

 

It is always hard to reach higher than Mirtha Barzaga. Mirtha is our top lister and sales agent with over $2.7 Million in sales.

 

Our top producing team for July is Lynn and Allen Whitley. I enjoy seeing our husband/wife teams be so successful.

 

 

 

 

 

 

 

 

Our top sales team is Jeanie Oehrle and Ann Kuss. They continue to win monthly awards and take great care of their customers.

We recently welcomed long-time St. Augustinian Neely Benson to our team of real estate agents! Neely is known throughout the First Coast for her photography.

 

“Neely is the consummate professional and people person—both important qualities in a Realtor. She knows Northeast Florida very well, which is really helpful to her customers,” said Sherry Davidson, President of Davidson Realty.

 

A Florida native, Neely has lived in St. Augustine for 26 years where she has worked as a professional photographer and bartender. Neely developed a passion for real estate after buying her home in 2013. She now looks forward to using her local knowledge to help her customers through the real estate process.

Amendment 2 keeps important limit on certain property taxes

This November’s ballot will include a crucial amendment that affects every Floridian. Amendment 2 will make permanent a 10% cap on annual tax increases for properties that don’t fall under the homestead exemption, which includes businesses, rentals, non-primary homes and vacant land.

 

The amendment has strong bipartisan support from the Florida Senate and House of Representatives.

 

If it fails, however, millions of Floridians will experience skyrocketing property taxes. So, who exactly is affected?

 

Owners of non-homestead properties –The amendment protects these residents from higher property taxes on non-homestead properties like rental homes and small businesses.

 

Renters – It protects renters from rent increases that result from higher taxes being passed on to them by landlords.

 

Everyone –It ensures our state stays an affordable place to live by preventing excessive property tax increases that can push residents away.

Jacksonville Real Estate Trends in June – Have you ever wondered if you can use funds in your IRA to buy a home?

An article in USA TODAY by Matthew Frankel gives a good and simple answer. “First-time homebuyers can take out as much as $10,000 from their traditional IRA penalty-free, although it will still count as taxable income. And if your spouse also has a traditional IRA, they can take out $10,000 as well.

 

Furthermore, the homebuyer doesn’t necessarily have to be you. You can use the money to help your child, grandchild or parent buy a home as well. The IRS has a liberal definition of what a “first-time” homebuyer is. Basically, you must not have owned a principal residence within the last two years.” A Roth IRA can be used also, but the rules are slightly different.

 

Our local real estate market is still looking strong in the Northeast Florida Association of Realtors market stats for June. There were 3,868 new listings in June, an increase of 13.4% from last June and 8.1% year to date, which is very positive since the homes available for sale have been very low.

Davidson Realty Picks: Favorite local golf courses

Northeast Florida attracts people for a number of reasons—our beautiful beaches, great job opportunities, and of course, breathtaking golf courses. The First Coast is home to more than 70 public and private courses, offering golfers the chance to choose their favorite based on quality greens, challenging fairways, superior service, lovely scenery or the all-important 19th hole.

 

I asked several golfers at Davidson Realty what their favorite course is and why. Here’s what they said.

Favorite Course: King & Bear in World Golf Village, St. Augustine

It feels very private because there are not as many homes on the course, and with the set-backs, you don’t feel like you are playing in someone’s back yard. There is only one time you have to cross a road in your golf cart and it is in a neighborhood with only a few homes. The course can be difficult from the longer tees but the ladies tees make it very fun for all levels of players. It is a beautiful course.
