Getting to Know Silverleaf: St. Johns Newest Community Part 1

I am so happy to introduce you to an exciting new community in Northern St. Johns County called Silverleaf. The location is ideal with easy access to I-95 and State Road 9B.

 

Silverleaf is situated on over 8,500 acres with over 3,500 acres of natural preserves. There will be single-family homes by Riverside Homes, Ashley Homes and Mastercraft Builder Group. Dream Finders Homes will be building single-family homes and townhomes.

 

I got to explore the community with Matt Roberts and Chris Wood of Riverside Homes. The entrance in the video is off of County Road 210 and is now open so you can come in and see the model homes being constructed in Silverleaf Village. The entrance off of State Road 16 is supposed to open late spring or early summer.

New construction or existing home: 3 not-so-obvious questions

When you move to the First Coast, you have some decisions to make. Will you move to the city, suburbs or beach? Will you choose Jacksonville, St. Augustine or another nearby town? And of course, will you look for an existing home or new construction?

 

Each of these decisions comes down to personal preference, plain and simple. It’s often said newly constructed homes cost more now but may be less costly than older homes in the long term. Beyond the numbers, there are other fairly obvious differences—aesthetics, access to amenities and good schools, appliance warranties, neighborhood, and so on.

 

Here are three important but not-so-obvious questions that may help you decide:

While there are certainly exceptions, many existing homes tend to be on larger lots and boast less square footage inside. The average home built in 1990 barely broke 2,000 sq. ft. while homes built today average nearly 2,700 sq. ft.

Davidson partners with Habitat for Humanity on new St. Augustine neighborhood

We are pleased to announce Davidson’s partnership with Habitat for Humanity of St. Augustine / St. Johns County on the housing nonprofit’s newest West St. Augustine neighborhood called Canopy Oaks.

 

The neighborhood is being developed on the former Dancy Tract off of Broach Street, between Volusia Street and St. Johns Street in the West Augustine Economic Development and Community Redevelopment Area, a few blocks north of W. King Street.

 

Davidson signed on in February 2015 to provide site planning, site design and project programming on a pro-bono basis. We worked in close concert to represent the project before the County Commission and the County’s Development Review Committee. Our development team incorporated the civil engineering efforts of Matthews Design and together, secured the necessary preliminary zoning and site plan approvals.
