The Davidson Speaker Series and Jim Davidson Present The Development of World Golf Village

Great vision…hard knocks…tireless work…big risks…frustrating setbacks and huge wins are all part the compelling story about the development of World Golf Village. On February 25th as part of the Davidson Speaker Series, Jim Davidson, the original developer of World Golf Village, will present the amazing story of the community’s creation.  Jim recounts the ups and downs of 20 years work in developing one of the largest master-planned communities in Northeast Florida, and the development that spurred the growth and popularity of northwest St. Johns County that continues to this day. 

The Development of World Golf Village will be presented on Thursday, February 25 at 7:00 pm. The Davidson Speaker Series was started by Sherry Davidson, President, Davidson Realty, Inc. so that local professionals could share their expertise with the community. Wine and cheese are served and the event is held in the Community Room at the Davidson Realty offices.

Is Renting the Answer to Real Estate Woes?

Elsie Evans (cropped)Recently I was having a conversation with friends concerning the advantages of renting their property.  After we were finished with our discussion, I decided it might be worthwhile to pass along the information.

My friends have two houses. They live in one and the other is up for sale. However, it is not selling, so they are carrying two mortgages.  At this point, they are not behind in either of their mortgages, but it is a major struggle to stay current and it is getting harder every month to make both mortgage payments. 

I asked them why they don’t rent the house that they’re not living in to help defray their cost. The rental market is absolutely excellent right now and I believe it will remain that way for a long time.  They said their mortgage is $2,000 a month and they can only get about $1,500 if they rent it. Take Advantage of The Tax Credits Before April 30th!

Young couple planning their household expensesMy daughter just closed on her first home in January. She got a great deal on a short sale in St. Augustine. I helped her file her tax return last week and it is amazing that she will receive a check for $8,000 from the Internal Revenue Service due to the first-time homebuyer tax credit.

If you purchase a home by April 30, 2010 and close by June 30, 2010, you may qualify for one of the two available tax credits. The first-time homebuyer credit is for buyers who have not owned a home during the last 3 years. The other credit is for current homeowners who have used the home they are selling or vacating for 5 consecutive years within the last 8 years. The credit is 10% of the purchase price of the home up to $8,000 for first-time homebuyers and $6,500 for current homeowners.

There are only two other considerations:

1. The home you purchase must be $800,000 or less. Read more

ICI Homes’ Sales Strong in 2010

Don_Wilford_Picture[1]Since Davidson Realty recently listed ICI Homes’ properties in Palencia, I decided to pop my head into Don Wilford’s office and say hi. Don is a third generation builder who started with ICI Homes as a construction manager over 30 years ago. He worked his way up to ICI’s North Florida Division President. Needless to say, he has experienced many changes in the real estate market over the years. He has seen it up and he has seen it down…so I value his opinion on the state of the market!  

When I asked Don how he was feeling about the market,  he shared he believes new construction prices have bottomed out and are starting to go up slightly. He said new construction will not go lower and he predicts that construction costs will rise at least 10% by the end of 2010. Many consumers must agree because there has been an increase in sales activity. ICI sold 10 homes in January – and six of them were new builds with an average price of $500,000. This means ICI sold more new builds in January 2010 than they did in all of 2009! Honoring Our Top Realtors for January 2010!

January was a good month for St. Augustine real estate! We had a total of 25 transactions with an average price of $272,000, which is higher than previous months. It is great to see that housing prices are picking up in St. Johns County. Fourteen different Davidson agents had a sale in January. Things are looking good!
