Davidson Starts Facebook Contests!

20_Year_Anni-530x354For over a year now, Davidson Realty has been learning all about social media. We have been blogging on all the events we do, the people we meet and the trends in North Florida real estate we see. We have been hosting monthly webinars and creating a library of them for you on our web site. We have been posting on our Facebook page and tweeting quite a bit too. We even started a LinkedIn group for the real estate industry in Northeast Florida! And, quite frankly, we have been having fun doing it all!  

Hopefully, the information we have shared has been beneficial to you. But now we want you to have fun too! So we are starting to have contests on our Facebook page. This month it is Trivia Time! Every other month, we will ask a question on our Facebook page. If you don’t automatically know the answer, you can always find it on our web site. The first person to answer it correctly wins a fabulous prize! This month the question will be posted tomorrow and the prize is tickets to see Toy Story 3 at the IMAX.

Heard about the $1 deal that made Ponte Vedra home to the TPC?  It’s a fascinating story, and one you can hear firsthand from the brokers of the famous deal themselves: Paul and Jerome Fletcher. The Fletchers will be our guest speakers on Thursday, September 30th as part of the Davidson Speaker Series.

Brothers Paul and Jerome Fletcher of Fletcher Management Company have been at the epicenter of local development, especially Ponte Vedra, for more than 30 years. In 1979, their $1 deal landed Ponte Vedra home to both The Tournament Players Championship and the PGA Tour headquarters.  They are equally well known for their commitment to high-quality, thoughtful development. Together they have developed major golf course communities in Jacksonville (Baymeadows), Memphis (Stonebridge), Birmingham (Inverness), St. Augustine (Palencia), and Ponte Vedra Beach (Oak Bridge and Marsh Landing).

Join us on Thursday, September 30th as The Fletchers talk about the history of St. Johns County and Ponte Vedra, and discuss their vision for the area’s future.  The casual social event starts at 7:00 pm with wine and cheese and the seminar begins at 7:30. 

The Davidson Speaker Series was started by Sherry Davidson, President, Davidson Realty, Inc. so that local professionals could share their expertise with the community. The event is held at the Davidson Realty offices, located at World Golf Village just across from Publix. Everyone’s welcome!

What a great list of ladies we get to congratulate for July 2010! I bet you have seen their names on this list once or twice before…Here are our tops for the month:

pcPauline Cake is our Top Producer for July with $930,000 in closings. Pauline was recently recognized as our Top Lister in April. Pauline has been with The Davidson Companies and selling Jacksonville FL real estate for what seems like forever! She is very familiar with our Tops List and continues to be one of our top St. Augustine realtors!suzy

The Top Lister for July is Suzy Evans with $350,000 in listings sold. Suzy has barely missed a month on the Top’s list since she joined us 2 years ago in August (Happy Davidson Anniversary!!) She was just announced as our Top Producer and Top Lister for the 2nd Quarter. Not to mention, she was our Top Lister and Top Producer in May. You are the best, Suzy!

3 Tips to Protect Yourself When Renting Your Property

What a wonderful time to buy real estate as an investment property! Just take a look around at the properties available right now AND their prices. Not only that, but the rental market is absolutely fantastic and it continues to get better and better! Four to five months ago the inventory for rentals was through the roof, you couldn’t even turn around without bumping into a “For Rent” sign. Now it’s the opposite, inventory is very low, especially for single family homes; condos have also started to rent much quicker. I recently had a property placed in MLS at 2 PM and it was rented by 9 PM THAT night! For an investor in real estate property I don’t believe the time can get any better than this to buy and rent out your investment property or to rent your home if it’s not selling. Here are 3 tips for someone renting their home:

1. I highly recommend using a property management company to manage your property with the tenant. But, in any event, KNOW what your lease says. Florida is a Landlord State, which means the laws of the state of Florida are there for protection of the owner/landlord. This makes Florida, in my opinion, one of the best states possible to own an investment/rental property.

2. Make sure there’s a paragraph on “Use of Premises” in your lease. This paragraph states what the tenant can and cannot do while living in your property (i.e. no trampolines, athletic equipment, etc.) It disallows any items or activities that can cause interference with the insurance coverage. Tenants cannot run a business, daycare center, etc. out of the property. Read more

Jacksonville FL Real Estate Trends in June

DSC_0326The market stats report from the Northeast Florida Association of Realtors (NEFAR) for June 2010 continues to show encouraging trends for Jacksonville Realtors and homebuyers. My favorite trends seen in June are:

PENDING SALES: Pending sales are up in June 2010 by 20% over June 2009 and by 46% over June 2008. Many people expected pending sales to drop dramatically when the housing credits ended in April. The pending sales did decline about 28% in May, but they increased in June about 15% over the May numbers.

CLOSINGS: The closings reported year-to-date through June 2010 are 8,161 compared to year-to-date numbers through June 2009 of 6,377 closings.

SALES PRICE: The median sales price has increased from $135,250 in April to $139,995 in May to $143,090 in June 2010. We are still seeing most of the sales in the lower price ranges but there seems to be stability in the homes priced under $250,000.

DOM: The days a home is on the market before selling has averaged 102 days throughout 2010 compared to an average of 112 days through June 2009. Read more
