Davidson Appreicate Teachers AppleAs the school year is ending, so is the 2nd Quarter of Davidson Appreciates Teachers. What a huge success this contest has been. This quarter we recognized 2nd and 3rd grade teachers from Mill Creek Elementary and Wards Creek Elementary. Words cannot describe the overwhelming sense of joy I felt from reading the nominations from the adults and even the students.  I received emails from parents at other schools in our St. Johns County School district just because they wanted us to know how great their teachers are, too. How amazing is that!!!  Who knew a simple idea to show appreciation could turn into such an outpour of support from our community. I received over 70 nominations. Thank you to all of you for helping Davidson Realty appreciate our teachers! It means so much to us and I know it touches the teacher’s hearts deeply.

Mr. Farnum Wards CreekI received a very special nomination for Mr. Farnum all the way from Japan from a parent of a 3rd grader at Wards Creek. The mother was deployed to Japan after the earthquake and tsunami hit in March. She was so worried about leaving her daughter, especially right before FCATS. Mr. Farnum assured the mother that everything would be fine. He even allowed the student to communicate with her mother via email. Mr. Farnum gave the mother and the student what they needed. He was a pillar of strength for both of them during this difficult time. He gave the student moral support and a connection with her mother to help the daughter succeed. F.Y.I., she rocked her FCAT!

Mr. Farnum is described as “the best teacher and one of the most caring of the children and their feelings. He is someone my daughter respects and looks up to.” I am so proud to announce that Mr. Farnum is the winner of Wards Creek 2nd Quarter of Davidson Appreciates Teachers! Congratulations to Mr. Farnum!!!

MCE-Mrs. Kowieski picI received my first nomination for, Mrs. Kowieski, a 2nd grade teacher from Mill Creek in January. The nominations didn’t start until March. And, that wasn’t the only one! Her students and parents LOVE her!!! One special nomination I received stated that Mrs. Kowieski is the definition of respect from the character counts program. She teaches her students to respect themselves and each other by sharing real life examples of earning and showing respect. What a contribution Mrs. Kowieski is making to help teach a generation of young people to lead productive lives and become good citizens. Read more

So we decided to reach out to one of our many builder friends – Mark Downing with CornerStone Homes – to find out the top 3 questions he is getting about new houses in Jacksonville, FL today. Here are the top 3 buyer questions along with Mark’s answers:
 
1. How much does it cost to build per square foot?
 
There are many variables to the per square foot cost, but we generally start at $60 per foot. However, it does vary by plan, county and the personal choices you make for your finishes.
 
2. What incentives do you offer?
 
Unlike a national builder, we don’t have one program for every buyer. We work with our buyers to tailor a program that fits your needs.  That may include a closing cost contribution, a price reduction or a design center option.
 
3. How long does it take to build a home?
 
After we get the permit, we can build your home in 90 to 120 days – depending on size. However, it often takes 60 – 100 days before we get a permit depending on the number of structural changes you make, a community’s ARC approvals, truss and structural engineering, and which county your home is in.

The most successful people I know are able to simplify complicated issues. When I reviewed the Northeast Florida Association of Realtors market statistics this month I struggled with how to simplify what seemed like some very conflicting information.  As with many issues dealt with in today’s business environment, the analytical complexity was a result of yet another “helpful” government program. Any statistical analysis comparing April, 2010 vs April, 2011 must factor in the 2009 homebuyer tax credit program. As you may recall, homebuyers were initially required to be under a contract by November 30, 2009 which was then extended to April 30, 2010. As a result, 2010 results were directly impacted by this program.

First let’s look at activity. Pending sales and closings for April look very good compared to recent months; however, when you compare them to April, 2010 pending sales are down 13.2% and closings are down 8.8%. To give a little perspective, closings are up 2% year to date over 2010.

In April, 51.1% of closings were distressed properties. That number is down from the previous three months when the percentage was closer to 60%.

Now we will look at pricing. The median sales price for April is down 8.1% when compared to last April; however the average sales price is up 1.7%. Due to the 2009 homebuyer tax credit program many of the closings last April were first time homebuyers. This year we are seeing more mid and higher priced properties selling. We will not see any strong improvement in prices until the distressed properties situation improves. Read more

Free Baptist Health Seminar Answers Questions About Osteoporosis

Dr. Picerno with Jacksonville Orthopaedic Institute and chief of staff elect for Baptist – South, will be in World Golf Village on May 26th to present a free health seminar: Osteoporosis: Your Questions Answered.

Osteoporosis, the most common type of bone disease, is the thinning of bone tissue and loss of bone density over time. It’s estimated that about 1 in 5 American women over the age of 50 have osteoporosis.  About half of all women over the age of 50 will have a fracture of the hip, wrist or vertebra (bones of the spine).  Dr. Picerno will present the latest information and research about Osteoporosis and answer your questions.

Dr. Picerno is a board certified orthopaedic surgeon and a fellow of the AAOS. He completed his orthopaedic residency at the University of Florida, Health Science Center in Jacksonville where he served as chief resident and was the recipient of the Luis S. Russo award for professionalism in Medicine.

Dr. Picerno is integrally involved in leadership at Baptist Health at the Baptist – South campus, and serves as Chief of Orthopaedics at Baptist – South. He is currently chief of staff elect for Baptist – South and he will become Chief Of Staff in 2012.
