Davidson Takes on the Jaguars!

Jaguars 005I know we aren’t the only people ready for football and excited to support the Jags! The Davidson Companies have a three year season ticket contract for four Jaguar tickets and we love coming up with new ways to use them. Last year we did a drawing at our sales meetings for the tickets – two went to agents and two to the staff. This year, the partners (Sherry Davidson, Jim Davidson, Rick Pariani, and Ed Gil) are using the tickets to spend more time with our agents and staff. Each partner has picked two games to take the employees of their choice to. What could be better than bonding over football and beer?

Jaguars 020We are also using the tickets to get more blood donors to participate in our upcoming Blood Drive. If you come out and give blood on October 18th between 10:30 am and 3:30 pm your name will be entered into a drawing to win two tickets to the Jaguar/Houston Texans game at Everbank Field on November 27th! The Blood Drive will be hosted outside Davidson Realty’s office building.

Pauline and WoodyWe would not be surprised if you have heard of Pauline Cake, one of our renowned St. Augustine realtors.  When Pauline moved here from Arizona in 1996, she read in the paper everyday about World Golf Village. When she was driving around with a friend in the area, she said “This place looks like Disney World! That is where I’m going to work!”  She began her love for World Golf Village in 1997 in Sales and Catering for the Renaissance Hotel, shortly after she was promoted to Executive Admin in Human Resources.

Pauline got her Florida Real Estate License. She knocked on a trailer door at the World Golf Village sales office. Pauline has been a Davidson agent since 2002. She’s also been a resident in our St. Augustine golf course community living in Bearsford, Royal Pines and Waterbury. When Pauline and Woody (also a Davidson Realty agent) began living in the King & Bear, there wasn’t a Publix here yet. $8 Million in Sales in August – Congratulations to our Top Jacksonville Realtors!

Our agents decided to hit the sales out of the park this month with a total of $7,958,350! We are very proud of all the hard work that went into making August an awesome month. We had a lot of great producers in August – Ted, Dottie, Ana, Mirtha, Michelle G, and Jock, but it’s time to celebrate our Tops!

suzyOur Top Listing Agent this month is Suzy Evans with $625,000 in listings sold and over $1.2 million in total sales for the month. She is also the Top Producer for August with over $1.5 million in closings! She was our Top Sales Agent in July as well. Great month, Suzy!Lynn Whitley

Our Top Sales Agent is Lynn Whitley with over $900,000 in buyer sales and over $1.2 million in total sales for the month. Lynn is surpassing all the goals she made for herself and we couldn’t be prouder to see her do it! We are very happy to recognize her for her great accomplishments in August.

With all these sales, we expect to see over the top closings in September and we know our Realtors are always up for the challenge. Congratulations to The Davidson Companies for another great month on the books!

When You’re Not Working What do You Enjoy Doing?

We are constantly trying to come up with fun video topics to share with you and this time I think we hit the nail on the head! We asked some of our agents and staff what they enjoy doing when they’re not working and the video above shows their responses. Not all of them could be shown, but I think it gives you a pretty good idea of what it’s like around The Davidson Companies. : )

We are very lucky to have such a wide variety of personalities in our building. We have mothers, runners, scholars, shoppers, jokers, fitness enthusiasts, activists, and a whole lot of wine lovers (Everyone loves when the Wine Fairy visits on Friday)! What’s most amazing is that all of these personalities come together to make one giant family.

Northeast Florida Market Trends in July are Encouraging!

danceIn my opinion, it is time to get on the dance floor. There are opportunities in great neighborhoods for investors, first time homebuyers and anyone in between. I am  feeling encouraged about the real estate market after reviewing the July market stats data produced by the Northeast Florida Association of Realtors. The pending sales are up; and the inventory numbers continue to improve. Quite possibly in the near future we may reach inventory stability which will lead first to stabilized pricing with a gradual increase in pricing.

The pending sales in July 2011 of 1,661 are up 18% over July 2010. The pending sales year to date for 2011 are 6% higher than year to date 2010. It is encouraging to see more contracts being written despite the continued turmoil in Washington.

Closings in July 2011 are 1% less than July 2010. This is not unusual since closings normally dip in July each year. Closings are also down from the previous month.

The average sales price in July 2011 is up 5% over July 2010; however, the July 2011 average sales price of $177,596 is down from the previous month average price of $184,166. The drop from last month doesn’t concern me because the average price normally varies each month. The overall pricing trend this year continues to be up.

The median sales price in July 2011 is down 5% from July 2010. The July 2011 median sales price of $130,199 is also down from the previous month’s price of $135,364. The July median price is higher than every month this year except June.

The consistent good news is that the inventory of homes for sale is down 30% from July 2010. The available inventory of homes in July 2011 of 11,529 homes is also down from 12,285 the previous month. The months supply of inventory is down to 8.2 months and continues to drop every month. Read more
