christchorusDavidson Property Management‘s own John Evans will be one of the many lovely voices singing seasonal melodies as The St. Augustine Community Chorus presents Sing We Now of Christmas at the Cathedral Basilica of St. Augustine.  Performances are Saturday, December 10 at 8:00 pm and Sunday, December 11 at 2:00 pm.  The St. Augustine Community Chorus will be joined by The St. Augustine Children’s Chorus with orchestral accompaniment by The Concert Artists of Jacksonville.

Sing We Now of Christmas will include portions of Handel’s Messiah and other seasonal music presented in the resplendent Cathedral Basilica in downtown St. Augustine,  built in 1797 and the seat of America’s First Parrish.  Says John Evans, “From the acoustics to the gothic architecture, the Cathedral Basilica provides the perfect backdrop for the Christmas music program.” The St. Augustine Community Chorus is a mixed chorus comprised of local and regional singers.  Read more

We have one more month to go for strong sales and closings in 2011 and our Jacksonville Realtors are proving they aren’t slowing down! We surpassed last year’s numbers at the beginning of November, so things are looking up not only for Davidson Realty, but also the North Florida real estate market (which we can all be happy about). We had over $5 million in closings in November and over $6.6 million in sales thanks to our amazing team. Looks like we have some pretty fantastic women to celebrate – Here are our Tops for November:

suzyThe Top Sales Agent and Top Producer for November should be no surprise to anyone – Suzy Evans! Suzy had over $1.1 million in buyer sales and over $1.3 million in total sales. She had almost $1.5 million in closings. Suzy was our Top Lister in October and continually demonstrates what it takes to stay on top.

Mirtha BarzagaOur Top Lister this month is Mirtha Barzaga with almost $650,000 in listings sold and over $1.3 million in total sales. Mirtha was our Top Lister for the 3rd Quarter as well. She is another agent that is no stranger to the Tops list.

Both Mirtha and Suzy are CDPEs (Certified Distressed Property Experts), which means they have specialized training in Short Sales and Foreclosure prevention. They have helped many homeowners in difficult situations and we have received many letters explaining how amazing they are at guiding you through the process. They are both experts in our area and are never too busy for your referrals!

DewittOur third round of Davidson Appreciates Teachers ended last week with 5th and 4th grades at Mill Creek Elementary and Wards Creek Elementary schools. Voting was off-the-charts this year! We logged more than 300 votes during this Davidson Appreciates Teachers contest. Clearly there’s a lot of love and admiration for many of the wonderful teachers at both of these schools but Mrs. Dewitt, 5th grade teacher at Mill Creek Elementary and Mrs. Lawless, 4th grade teacher at Wards Creek Elementary came out on top.

elaine3On Thursday, December 1st we awarded Mrs. Dewitt on the morning news show at Mill Creek Elementary School and we surprised Mrs. Lawless in her classroom at Wards Creek Elementary School. They each received a gift basket filled with chocolates, bath salts, wine glasses, a $25 Fandango gift certificate, a $50 gift certificate to the new Villagio Restaurant at the Renaissance Resort at World Golf Village and a $50 gift certificate to Q Nails at The Shoppes at Murabella. Thank you to our gift sponsors who clearly appreciate teachers as much as we do! Watch the video here.

Before you can learn a new way of doing things, you have to unlearn the old way. So beginnings depend on endings.”– Rick Maurer

Everything has changed over the past few years and we have to learn to adapt. Some things haven’t changed though so when we see declining inventory and improved sales, you might well expect an improvement in the future housing market, especially if we can continue adding jobs in the northeast Florida area. I know the job growth has been slow but our area has started to see growth.

The Northeast Florida Association of Realtors market statistics for October, 2011 continue to show encouraging trends in the market. The pending sales are up 37.5% over October, 2010. The 12 month average for the most recent 12 months is 1,463 pending sales per month compared to 1,357 for the previous 12 months which is an increase of almost 8%.

The inventory of homes for sale in October, 2011 was 10,964 down 31.5% from 15,995 in October, 2010. The inventory has dropped consistently for the last 12 months. The largest drop in inventory is in the less than $150,000 price range at 36.5% however the $500,000 to $999,999 price range also dropped 28.5%. Of particular interest is that over the last year the price range hardest hit in our area ($500,000 – $999,999) has seen the strongest increase in sales with a 30.6% increase. Read more

ST. AUGUSTINE’S 2011 WOMANLESS BEAUTY PAGEANT

November 23, 2011

 |

manIn a pageant where normally estrogen would abound, testosterone took to the stage in a hilariously funny and entertaining fashion in the Nation’s oldest City.  The White Room, located on St. Augustine’s bayfront was the elaborate venue chosen to host the Womanless Beauty Pageant put on by the Young Professionals Organization of St. Augustine.

This was the sixth year for the male participant beauty contest and over $25,000 was raised for various charities by the nine contestants.  Bravely flaunting their stuff in evening dress, swimsuit wear and followed by a talent competition, the contestants ranged from a St. Augustine attorney, banking executive, firefighter as well as a World Golf Village dentist.  Read more
