This is one of my favorite quotes from the great coach John Wooden. It seems appropriate now because this economy has taken down a lot of good businesses. Many people still in the real estate business have commented to me that there is no way they would give up now after all they have been through. This spirit and determination is what makes this nation and this industry great.

The Northeast Florida Association of Realtors market statistics for March continue to show good activity and lower prices. Pending sales of 1,909 homes for March, 2011 were up 3.9% over March, 2010; however, the current trend is more dramatic. The last 6 months of pending sales average 1,278 per month compared to 1,909 in March 2011. We have experienced this dramatic increase in our office and our April numbers may be close to March.

The closed sales for March, 2011 are down from March, 2010 by 7.1% but that doesn’t tell an accurate story. The March, 2010 number of 1,548 was substantially higher than all the previous months in 2010 and 2009 due to the federal tax credits. The March, 2011 number of closed sales of 1,438 was a higher number of closings than every month since June, 2010 except for 1 month. Overall we are showing an improvement in closings. I believe this is primarily a result of more confident buyers.

The average and median price declines continue and are directly tied to the continued increase, on a month-to-month bases, of lender-mediated sales. Traditional sales are down as a percentage on a month-to-month comparison and will remain that way in the future until we work our way out of the high volume of distressed property currently available. The good news is the median sales price of traditional sales was up 8.7% over March, 2010 while the median sales price of lender–mediated sales was down 13.2%. Total median sales price is down 10.9% compared to March, 2010 with a slight upward trend over February. In March, 57.4% of all closings were lender-mediated. Read more

Davidson Does Baskets & Blooms!

DSC04717Last night, the Renaissance Resort at World Golf Village hosted Baskets & Blooms, an annual tri-school fundraiser for Mill Creek Elementary, Wards Creek Elementary and Pacetti Bay Middle School. In the three schools, each classroom donated a basket worth $100. Each school donated a basket worth $500. The PTO and PTSO collected donated items to raffle from Orlando all the way to Georgia.

DSC04705As a way to help the schools, Davidson Realty worked with a few of our World Golf Village businesses to put together a basket to be raffled at the event.  We named the basket “Spoil Me in WGV”. Honours Golf donated a foursome of golf at Slammer & Squire. Spa Laterra donated the Revitalization Spa package to pamper the winner with a pedicure, manicure and facial. If that wasn’t enough “spoiling”, our basket contained 4 IMAX tickets and 4 putting, Hall of Fame and Challenge Hole passes. The Village Chiropractic Center donated a one hour massage. Murray Bros Caddyshack gave a gift certificate, too. Davidson Realty donated Neighbhorhood of World Golf Village wine glasses and a tote bag. Thank you so much to the businesses that helped us raise money for the schools!

DSC04711Davidson Realty President Sherry Davidson joined agents and staff for a chance to win one of the many fabulous baskets at the event. The baskets ranged from Disney and Universal passes, golf and spa packages, patio furniture worth $7,000, beach baskets, pamper me packages, bundle of joy packages, etc! Talk about one of the social events of the year; it was soooo much fun! Mostly women attended, but there were a few ladies that brought their men (probably to carry all their baskets to the car!) It was such a wonderful evening. The Renaissance did a great job hosting the event. The food and service were awesome. Several Nease High School students volunteered to be the “basket runners.” The PTO and PTSO did an amazing job at making this event such a success! Way to go Ladies!!!

ASHLEY WOOD: BELT STAR

At a power-packed, diminutive 5’1”, Ms. Wood has achieved a level of athletic prowess, well beyond her easy-going, outward countenance. Ashley takes on all challenges, whether to exceed the needs and expectations of her discerning clients or to reign over all of her taekwondo competitors. Yes, you heard right – Ms. Wood is an accomplished taekwondo martial-arts specialist – having just achieved her Red Belt/Black Stripe status.

ashleyRemarkably, Ashley only began the sport just two and a half short-years ago, based on a few, brief training sessions as a young teenager.  She rapidly achieved various levels of success, launching her to the threshold of the ultimate achievement – the next step, her Black Belt. Ashley knows the value of pairing with a life-mentor and she attributes her rise in the sport to one, very special coach – Ms. Shari Torregrosa, a 3rd Degree Black Belt National Champion who will attain her Master’s Black Belt this year. Through a teaching-learning partnership with Ms. Torregrosa at the North Florida Martial Arts “dojang”, Ashley sped through the rankings, earning her White Belt, Yellow Belt, Orange Belt, Orange Belt/Green Stripe, Green Belt, Green Belt/Blue Stripe, Blue Belt, Blue Belt/Red Stripe, Red Belt and now her Red Belt/Black Stripe. Along the way, her quest has resulted in many local, regional, state and national trophies, including the prestigious Amateur Athletic Union of the USA, Inc., (AAU) Sparring and Forms Gold Medals in 2009 and 2010. This year, Ms. Wood is ranked to compete in the 2011 AAU Florida State Championship in Orlando on April 30th and the 2011 AAU National Championship in Austin, Texas, June 27th thru July 2nd. Relay for Life Video: Surfin’ for a Cure in World Golf Village!

relay teamI can’t believe it came and went so quickly! We had a blast on Davidson’s Island – even though we were walking in 97 degree heat! Jim Davidson, President of Davidson Development, brought enough food for 200 people and Davidson agents and staff came out to walk for a great cause. We raised close to $2,500 this year, so THANK YOU to everyone who supported our team!survivor lap

Our two cancer survivors – Roberta Hicks and Davidson Agent Jock Ochiltree participated in the Survivor Lap to kick off the race at noon. It was very emotional to see all the survivors walking the first lap together. It gives me goose bumps writing about it now! 

jock robertaRelay for Life is all about the effort to create more birthdays – celebrate, remember, fight back. The American Cancer Society did a wonderful job organizing the event and people were laughing, playing, and having a great time. We were surrounded by energy and fun! They had bands play, a 6 year old Elvis impersonator, a DJ, belly dancers, and a scavenger hunt. Teams were selling everything from cake pops to full meals. There were chance drawings for awesome gift certificates everywhere you looked!luminarias

Around 9 pm, the American Cancer Society committee members lined the track with luminarias with names of those that lost their battle with cancer. It was very hard to take that lap as a team, but it gives you hope that one day people will not have to hear those dreadful words “you have cancer” any more.

World Golf Village’s Relay for Life exceeded their financial goal with $45,000 raised and we know next year will be even better! Please enjoy the video of our 18 hour journey at Relay for Life.
