Jacksonville FL Real Estate Trends in January 2011

“The path to our destination is not always a straight one. We go down
the wrong road, we get lost, we turn back. Maybe it doesn’t matter
which road we embark on. Maybe what matters is that we embark.”
        — Barbara Hall

We have embarked on a new year and January is already proving correct many predictions of ups and downs in the real estate market during 2011. See the table below for the latest Northeast Florida Association of Realtors statistics.

As you can see, pending sales, closed sales, Inventory of homes for sale and months supply of inventory are all showing positive trends. There are more sales each year and less inventory.

The median and average sales prices are declining. One major reason for this decline is that a staggering 59% of all closings in January were short sales or foreclosures.

If you take a 12-month average of the average sales price for the most current year, you will see it comes to $169,465 which when compared to the previous year of $179,057 shows a 5.4% decline in pricing. This method helps to smooth out the bumps in pricing each month.

If you know of anyone that would like to buy, sell, or rent a home, please give me a call. I would love to take great care of any of your referrals.

Healthy Meals on a Budget – February Davidson Speaker Series

February 15, 2011

 |

IMG_0378If you haven’t come to a Davidson Speaker Series, then this is the month you will want to join us. We have one of these events on the last Thursday of every month. It begins with wine and cheese at 7 P.M. We invite guests to come and speak about topics we know you are interested in! This month isn’t any different. Chef Tasha Peters will be doing a cooking demo on how to eat sensibly and affordably.

Let me give you a little background about Tasha. She is originally from Savannah, so you know she can cook that good ol’ Southern food! Tasha’s palate is so diverse; she grew up in a military family, living all over the world. Tasha learned to appreciate the eclectic cuisine from the locals.

WBC 5th Anniv 013AChef Tasha has worked in the food industry for twenty years. Five years ago, she decided to open her own business, Big Mouth Catering and Personal Chef Service. Tasha customizes menus for busy professionals. She has helped many people achieve their weight loss goals by helping with proportions and diet. Not only did she excel as a personal chef, but also as a caterer. In addition to family meal planning and dinner parties, Tasha has designed and executed parties for up to 200 guests.  One of Tasha’s favorite ways to exceed client’s expectations is with a romantic dinner for two in their home where she designs a perfect menu, prepares and serves a romantic dinner.

Now she is off on a new endeavor with her husband Marshall Peters. They are opening up a restaurant in St. Augustine Beach called “The Groove”. It is located in the quaint Sea Grove Town Center at 128 Sea Grove Main St.  The Groove is a fast, casual restaurant serving fresh salads, Panini’s, flat breads, craft beers and wines. The Groove caters to special diets such as gluten free and Vegan. It opens on April 30th!

So, come have a glass of wine and delicious food with me on February 24th at 7 p.m. at the Davidson Realty building! We need an r.s.v.p. for this one, so email Peyton at pdavidson@davidsonrealtyinc.com or call 904-940-5000.

How Full is Your Bucket? Davidson Appreciates Teachers

February 10, 2011

 |

how-full-is-your-bucketHave you ever been asked if you are a “bucket-filler” or a “bucket-tipper”? If you’re a “bucket-filler” you choose to make other people happy. And, if you do that, you fill your own bucket with happiness in return. On the other hand, if you are a “bucket-tipper” you make other people sad and it ends up emptying your own bucket too. The teachers at Wards Creek and Mill Creek are bucket-fillers. Davidson Realty is doing a year-long contest called “Davidson Appreciates Teachers”. We have split it up into 4 quarters recognizing the different grades and support staff. I have been truly touched by the emails and phone calls I have received in the past month.

Every email and phone call nominating the teachers from Pre-k, Kindergarten and First Grade from the two schools has filled my bucket! Parents, grandparents, aunts and uncles have taken the time to share their gratitude for the experience their child has in Mill Creek and Wards Creek. For many parents, they are describing their first experience in the school district. How amazing is it that we live in a community with such high quality schools! We have confidence in our schools to help us raise our children to be responsible adults that give back to our community and be productive in our society. After all…it takes a village!

Stop Smoking With Elsie Evans!

February 8, 2011

1242349009Well, the time has certainly come for me to stop smoking.  If any of you are smokers, or have smoked and quit, you know what experts we are at stopping smoking….until the next cigarette.  I did stop for 8 years and being very stupid started up again, believe me it wasn’t hard to start even after 8 years.  Many years ago, there was a newspaper campaign to stop smoking with one of the editors.  He would post every day in the newspaper how it went that day without smoking.  It was really a very big success and a lot of people quit smoking with him.

So, I’m quitting smoking on February 14th – what better day? I will be posting on my Facebook daily about the days events, any tips that worked that day to help, etc.  If any of you would like to join me in quitting please friend me on Facebook and I believe we can do this together. It might just be fun. Ok, maybe not fun…but better than trying to do it by yourself. I have a great support system with my family and friends and all of the Davidson Companies.  Quite a few of the agents who presently smoke are joining me in quitting on February 14th.  I feel that being given the support and encouragement is going to help all of us a lot.

If you would like to email me at eevans@davidsonpropertymanagement.com, call me (484-2170), or stop into the Davidson Realty office, you can sign up to join this new challenge.  I would love to have anyone that would like to take a minute, to offer support, encouragement, ideas whether you smoke now, have quit smoking, or have never smoked to join along with us in this effort.
