Jacksonville FL Real Estate Trends in October 2010

This quote should give you a hint about the northeast Florida market for October. The numbers aren’t a surprise since many lenders halted foreclosure sales in October and 54.8% of the North Florida closings in September were lender mediated meaning a short sale or foreclosure. Only 48.7% of the closings in October were lender mediated.

• The number of closings in October reported by the Northeast Florida Association of Realtors (NEFAR) was 968 down from 1,263 in September.

I believe the foreclosure issues accounted for most of the drop in closings. On a positive note, the closings year to date through October 2010 are 13,393 up from 11,817 year to date through October 2009 and 10,686 year to date through October 2008.

• The number of pending sales in October were 1,280, which was down from 1,385 in September and 1,496 in August. Pending sales year to date through October 2010 like closings are up over 2008 and 2009.
• The median sales price and the average sales price are both higher than previous months. Again, I think this may be due to less foreclosure sales. The median sales price is $142,550 for October. It was only $130,000 for September which is a nice increase. The average sales price is $173,892 in October which is up from $166,504 in September. Read more

The Courtyard Experience in Daytona Beach!

20101011180416613977000000Last week, Woody Cake (one of my Jacksonville Realtors) and I took a trip down to Daytona Beach to check up on our listing – a beautiful building of 10 retail spaces on the first floor and 12 residential condominiums above. As we were walking around, I started thinking about writing a blog to get the word out on this spectacular piece of property. I thought people HAVE to see this place!

It’s in a great re-development area of Daytona Beach, on South Beach Street, with views of the Halifax River and a peaceful park right across the street. There’s a public library a short way down the road and a marina. You can see Jackie Robinson Ballpark, which is a huge deal for me because many of you know I’m a baseball fanatic! This area is very active and all of these places will definitely generate traffic for the retail in the building. Read more

Make your Thanksgiving Southern with Jim’s Holiday Recipe!

Southern Style – Baked Turkey, Cornbread Dressing and Giblet Gravy

18lb – 20lb Turkey
Onions –Yellow (1-1/2 Large) or 3 to 4 small “bag type”
Bell Pepper – Green 1-½
Celery (½ bunch)
Salt & Pepper

Chop onions, bell pepper and celery. Thoroughly thaw turkey and wash inside and out. Put turkey in large deep roasting pan; add several inches of water so there will be plenty of drippings for the dressing and gravy. Dust top of turkey with salt and pepper. Add chopped onion, bell pepper and celery. If you are making giblet gravy add heart, liver, and gizzard to pan. Cover with 2 layers of heavy foil tightly. Cook @ 350° for 3 to 3-½ hours. If desired you can uncover turkey after 2-2-½ hours and let brown.

Cornbread Dressing
Martha White Self-Rising Cornmeal – 5lb bag
Onion-Yellow 1-½ large or 3 to 4 small “bag type”
Bell Pepper – Green 1-½
Celery – ½ bunch
Salt and Pepper
Buttermilk Biscuits 6-8

This month we have a special treat…Sherry Davidson – president of Davidson Realty and all around extraordinary woman – is answering the questions. She is also vice president of Davidson Development – the master developer of World Golf Village, which is known to be one of the most successful master-planned communities in Northeast Florida. It also is Sherry and her family’s home. Meet Sherry!

1. What is your idea of perfect happiness?

Sitting in our hunting camp with good friends and my family eating whatever fabulous meal everyone just prepared together.

2. What is the trait you most deplore in yourself?

Impatience.

3. What is the trait you most deplore in others?

Arrogance, which sometimes manifests itself when people refuse to wear socks with dress shoes.

4. What do you consider the most overrated virtue?

Intelligence, many times it causes arrogance.

5. On what occasion do you lie?

Only to not hurt someone.

6. What is your greatest regret?

I spent many years caring what others thought of me. Thankfully, I am over that.

7. What is the quality you most like in a woman?

Compassion.

8. What is the quality you most like in a man?

Passion for whatever they do. This might be obvious if you know my husband who is passionate about everything.

9. If you could change one thing about yourself, what would it be?

I wish I had been born as an outgoing person. I have to really work on it.

10. What is your motto?

Those who say it cannot be done should not interrupt the person doing it.
