Theresa Connolly  

Theresa Connolly is proud to be a part of the Davidson Realty team. In 2014, Theresa relocated to the First Coast from Philadelphia. As soon as she explored St. Augustine it was love at first sight. With a background in account management and sales training, Theresa strives to fulfill the needs of her client. She looks forward to sharing her passion and active involvement in the local real estate market. “Theresa is ready to earn your trust while helping you achieve your real estate goals,” shares Davidson Realty President, Sherry Davidson. “I have a feeling Theresa will make many lifelong friendships in the process.”

 

Sharon Mathis

With more than twenty years of experience in both new construction home sales and seller and buyer representation, Sharon Mathis is joining the team of real estate experts at Davidson Realty. Sharon’s professional experience combined with her extensive knowledge of the Northeast Florida area will be a true advantage when helping clients purchase a home or investment property. Sharon is a long-time First Coast resident and has worked in Orange Park and the Ponte Vedra Beaches area. “Sharon has sold homes across Jacksonville, from Avondale to the beaches! Sharon’s knowledge of the area along with her passion will be true assets to her clients,” shares Davidson. 

 

Maurkee Ragin

Maurkee Ragin joins the Davidson Realty team eager to help his clients find their first home, second home, or home of their dreams! Growing up in a military family, Maurkee has not only had a few homes across the country, but was taught at an early age the importance of leadership, ethics, integrity, and selfless service. He has continued to develop these values through the Florida Army National Guard and is now one year away from earning his Bachelor of Science degree in Mechanical Engineering from the University of North Florida. “Maurkee is grounded and focused on the needs of his clients. He is professional and we are proud to have Maurkee represent the Davidson Realty brand,” continues Davidson.

 

Molly Austin

With a vast experience in real estate, Molly Austin joins the Davidson Realty family ready to serve her clients. Molly began investing in real estate in 2005 before starting her own property management company that specialized in commercial properties in 2013. Through these experiences, Molly has always wanted to become a REALTOR ® and chose the Davidson Realty team through a ladies’ network at the Jacksonville Clay Target Sports called Belles with Shells. Molly has a passion for missions and animals. She is a long-time sponsor and team leader for Faithful Servant Missions and is a board member for the Wildlife Rescue Coalition of Northeast Florida. “Molly comes to Davidson Realty with wonderful experiences working with our community. Stacy Ann Cornell

Originally from Toronto, Canada, Stacy spent most of her childhood on the island of Jamaica where the majority of her family was born and raised. She earned a degree in Sociology from the University of Windsor and a diploma in Early Childhood Education from St. Clair College and went on to become a Preschool Teacher, in Canada. Without hesitation, Stacy seized an opportunity to teach overseas. She spent 11 years teaching English, developing and implementing English Curriculum for schools in South Korea and Japan. While living abroad, Stacy loved going on travel adventures, and backpacking in various countries, such as Thailand, The Philippines, Fiji, and Vietnam. 

 

Stacy is no stranger to constant relocation, planned and unplanned. Her family has relocated multiple times overseas and within the United States for her teaching career and for her husband who served in the United States Air Force. She understands the process and the importance of finding a home that will accommodate and support the needs of the military family lifestyle. Upon the retirement of her husband’s service from the military, Stacy and her family found permanent residency in the RIVERTOWN Community of Saint Johns County.

 

Stacy owns and operates a mobile childcare service, volunteers as a Chairperson on the PTO, is a Team Parent for the Julington Creek T-Ball league, and is an active member in her community, hosting various activities and family events with her nonprofit organization, The Belles & Beaus of the River Society. Stacy’s long time passion for real estate, combined experience, knowledge, and education as a Preschool Teacher and business owner, provide her with valuable skills to ensure her clients receive exceptional service for their real estate needs while establishing a lifelong relationship, not only as their agent but as a friend.

 

Jennie Bermudez

Jennie Bermudez is a native Floridian, born and raised in Jacksonville, Florida. Growing up, Jennie’s father was a home building contractor and enjoyed being raised in the business. Due to her husband’s career, Jennie has been able to travel and live across the country. Life experiences along with extensive relocations made Jennie realize how important it is to have a compassionate and trustworthy Realtor. “Guiding someone through the process of buying and or selling your home is an emotional and complicated process. It is my responsibility to make your experiences as smooth and simple as possible. It will always be my pleasure and honor to accompany and help you on your journey,” shares Jennie.

The recent homebuyers are able to evaluate up to two real estate agents in order to measure the experience with both the purchase and sale side of a move.

Jennifer Collazos

Jennifer Collazos was born in Colombia and is bilingual in English and Spanish. Jennifer understands the importance of speaking both languages and has instilled that value in her daughters. Jennifer currently lives in Fleming Island with her husband and two young daughters. Together they enjoy bicycle rides and visiting the vast array of restaurants that Fleming Island has to offer.

 

Before moving to the sunshine state, Jennifer lived in Lehigh Valley, Pennsylvania. She fell in love with real estate a few years ago when she helped her parents purchase a home after going through a financial crisis. The joy her parents felt of finally owning a home and getting back on track was priceless for Jennifer.

Michele Wiedenhaefer

Real Estate Market Update

Whether an FSU fan or not, most people respect and love Bobby Bowden.

 

The Northeast Florida Association of Realtors market stats for July have a few interesting twists. Prices continue to rise, pending and closed sales are down compared to July 2020, and new listings are up.

 

New listings of 3,915 are up 6.9% month over month and 5.3% year to date. The inventory of homes for sale of 4,668 is up slightly from the June number of 4,586. It is still down 40.6% from last July. The months supply of inventory is at 1.4 months which is the same as June but down 50% from last July. Since 5 to 6 months supply of inventory is a balanced market, we are still in a seller’s market.

 

There were 3,287 pending sales in July down 10.6% from last July. However, pending sales are up 13.4% year-to-date. There were 3,149 closings in July down 16.2% from last July but we are up 16.7% year-to-date. The month-to-month comparisons are difficult to interpret because last June and July were the two highest months for sales last year and July was the highest month for closings as a result of the slowdown in April and May 2020 due to Covid.

 

NAR’s chief economist, Lawrence Yun is predicting interest rates to increase to 3.3% by the end of the year on 30-year fixed rate mortgages and average 3.6% in 2022. He predicts existing-home sales will decline marginally from 6 million in 2021 to 5.99 million in 2022.

 

Dr. Yun also predicts housing starts will improve to 1.65 million in 2022 from 1.565 in 2021 and existing-home prices will increase at a slower pace of 4.4% in 2022 compared to 14.1% in 2021.

 

The July median sales price is $303,600 up 15% month-over-month and 13.7% year-to-date. The average sales price is $381,499 up 18.4% month-over-month and 18.6% year-to-date. An amazing 45.6% of listings sold for an amount over list price.

 

It does appear the speed of the market is slowing a little and there may be more opportunities for first-time homebuyers and buyers using FHA or VA loans. Sellers were seeing so many cash offers and conventional loans, that many didn’t want to accept government backed loans because of their inflexibility. The market calming down a little will be good for everyone.
