Rentals are in demand as more people have decided to rent their Jacksonville and St. Augustine homes in a down real estate market rather than try to sell at a huge discount. As well, more folks are renting rather than buying because of financial concerns, job uncertainty and other reasons. On top of the prime conditions, Elsie & John Evans have grown the Davidson Property Management business thanks to good ole’ fashioned hard work and above-and-beyond customer service. We talked with property management customers Dante and Tanya Carnivale about why they choose Davidson.

How long have you worked with Davidson Property Management?
It’s been about 4 years now. We originally had Davidson manage a condo we decided to offer for rent in The Legends. Just recently we called on them to rent out a home of ours in Sevilla, too.

What’s your experience been with Davidson?
First, we just have to say how wonderful Elsie Evans is to work with. She really looks out for her customers. She knows her stuff and makes you feel very comfortable that she’s on top of things. We were so impressed with the service we got renting our condo that there was no question we would use Davidson again when it came time to rent our house.

So it’s the customer service you were impressed by?
I (Tanya Carnivale) worked in the financial services industry for 30 years and, honestly, not many people go the extra mile for a customer. Elsie and her team go the extra mile. They answer the phone when you call, get right back to you with the information you need, thoroughly vet the renters, and they are proactive about staying on top of any issues. When we decided to rent out our home, Elsie was upfront with us about what we needed to do to bring the house up to prime rental standards in order to get the maximum income. She recommended vendors for us to get the work done well and inexpensively and she coordinated all the work once we approved it. It was such a huge help and she kept us well-informed via email throughout the process.

Fried Fish Like You’ve Never had it Before!

DSC00170This meal is a birthday favorite for Sam Peyton and the rest of the Davidson clan, but you don’t have to wait for a birthday to enjoy this delicious recipe!

JD’s Louisiana Fried Fish Filets

Ingredients: (For 6-8 people, normally assume 6oz. fish filet per person)
• 3 to 3.5 lbs of snapper or grouper filets. The filets must be skinned and deboned (Due to the current snapper ban I use Vermillion Snapper or Pink Snapper or any kind of grouper. You could use flounder I guess.
• 6 eggs – slightly beaten
• Tabasco (2 Tablespoons)
• Plain Flour
• Stone-ground Cornmeal (I use Martha White Self Rising – don’t use the boxed sweet kind – yuck!!)

Wash each filet then pat dry with paper towels. Next, cut the dark meat in the middle of each filet. The dark meat has most of the oil and can be fishy tasting. The fish filets will then be cut diagonally into ¾” to 1” strips. A marinate is then prepared by putting the six eggs slightly beaten in a bowl. Add the Tabasco. (Note – raw egg kills the heat in the Tabasco, while retaining the flavor of the Tabasco pepper: Trust me it will not be hot. Add fish fillets strips to marinade and let set for 30 minutes. Spectacular ICI Homes Available in Palencia!

VersaillesWe recently announced that Davidson Realty just won the listings for all ICI Homes in Palencia. Needless to say, we are pretty excited about this so we took the Davidson team over to tour the available St. Augustine homes in Palencia built by ICI Homes. I didn’t realize they had four beautifully furnished models in Bella Terra open for you seven days a week.

I still can’t decide what my favorite model is… The Versailles is spectacular, everything is so open and I love how much glass is along the back of the house. The Milan has such a great theater upstairs, perfect for get-togethers or to keep the kids entertained. The open loft was most definitely a popular favorite among our group. Sharon’s favorite is the Portofino model because of the feel of the wide open gathering room. Read more
