Jacksonville Real Estate Trends: Pending Sales are Up to Start 2019!

The Northeast Florida Association of Realtors market stats for January reflect the slower real estate market late last year with 1,590 closings in January which is 3% fewer than the 1,638 closings last January. However, the pending sales of 2,197 are up 6% over the 2,070 pending sales in January 2018. The buyers are out and writing contracts.

 

The inventory situation is slightly better for the spring buyers. There were 3,267 new listings in January which is up 10% over the previous year. There were 8,798 homes available for sale which is up 7%. There are 3.5 months supply of inventory available compared to 3.4 months last year. Five to six months supply of inventory is a balanced market.

Congratulations to Candy Gil for being our Top Producer and Top Listing Agent. Candy had $900,000 in closings from the beach area to the north side of Jacksonville. She takes great care of her customers anywhere in the northeast Florida area.

 

 

 

 

 

 

 

Our Top Sales Agent for the month is Mirtha Barzaga who is a consistent top producer. Mirtha helped 3 families buy or sell homes this month.

 

 

 

 

 

 

 

The top producing team for January is Lynn and Allen Whitley who helped 3 families close on homes in January.

 

 

 

 

 

 

 

 

The Top Sales team for the month is Shelley and Tim Nemethy with $1.2 Million in sales. The Nemethy Group had all price ranges and locations covered just helping whoever is referred to them.

 

 

 

 

 

 

 

 

Our Jacksonville Beach Top Producer and Top Sales is Matt Roberts. Matt had 2 closings and 2 sales for the month.

On Saturday, January 26, Davidson Realty celebrated its annual awards banquet to honor outstanding agents and staff from 2018. The masquerade style party was Brazilian Carnival themed, transporting attendees to the streets of Rio de Janeiro for an evening of delicious food, great music and well deserved awards.

 

DJ Chad Cawthon of Millennium Entertainment provided the music and Chef Shane Cheshire with Taste! Catering On The Boulevard created a custom Brazilian menu. Everyone enjoyed the event’s Instant Photocube photo booth and event photography by Tucker Joenz.

Davidson Realty named to Folio Weekly Best of St. Augustine 2019!

Folio Weekly recently announced the results of its first ever Best of St. Augustine list and Davidson Realty was named Best Real Estate Agency!

 

The local weekly newspaper has published Best of Jax lists for 27 years, and decided to head south this year, opening voting in late December for its inaugural Best of St. Augustine list. More than 73,000 votes were cast in 250 categories.

 

In addition, Shelley Nemethy took 2nd place as Best Real Estate Agent!

 

“This is a special achievement for us because it’s not voted by a committee or an industry, but by our community and the very people we work with each day,” said Sherry Davidson, President of Davidson Realty.

Jacksonville Real Estate Trends: See What Happened in 2018!

The year end numbers from the Northeast Florida Association of Realtors show positive trends in 2018 compared to 2017. New listings were up 10% year over year. Pending sales, closings, median and average sales price are all up over 2017.

 

Pending sales are up 4.4% year over year and closings are up 1.9%. The median sales price of $226,243 is up 6.7% over last December and 8% year over year. The average sales price of $267,318 is up about the same.
