Whether you are newlyweds starting out, a single person, or an established family, buying your first home takes preparation.  Where do you start?

 

First, you need to figure out what you can afford. If you are currently renting, use your monthly rent payment as a basis for what you’ll want your monthly mortgage payment to be. Often, you will pay less for a mortgage than rent, but there are a few extra costs in owning a home versus renting (property taxes, maintenance, etc.). A Realtor can help you determine those and other costs ahead of your home purchase.

Davidson agent Jeanne Denton-Scheck installed as NEFAR President

Congratulations to our very own Jeanne Denton-Scheck, who was just installed as President of Northeast Florida Association of Realtors (NEFAR). Jeanne is a long-time Realtor who joined Davidson in 2016.

 

In her new role, Jeanne aims to involve more agents in the organization, specifically NEFAR’s younger professionals. She is also focused on encouraging members to take advantage of educational resources and courses (free to members). Jeanne spent 10 years teaching school before pursuing real estate and finds continuing education has been vital to her own growth—even after more than 20 years in the industry.

 

 

Her focus on continuing education and her extensive experience make Jeanne a great asset to NEFAR.

Davidson agent Matt Roberts bridges passion for home improvement with real estate success

After Matt Roberts renovated his home in 2012, he realized he was hooked. It wasn’t long before Matt recognized that home buyers and sellers could benefit from his passion for renovation.

 

When Matt and his wife bought and renovated their Jacksonville Beach home, he was working as an automotive service advisor. Matt completed his first project and immediately set out to learn more, teaming up with business partner and Someday Homes CEO Branden Adams. Matt studied the ins and outs of renovating homes so he could take on his next project.

 

“I quickly learned that I enjoyed doing renovations and working on houses more than I liked my full-time job. We started working on friends’ primary homes and rental properties that they wanted upgraded or had problems with,” said Matt, who was putting in 16-hour days between work and renovating.

 

After friends began asking him about the real estate side, Matt decided to take his hobby to the next level and earned his real estate license in 2016. He joined the team at Davidson Realty and launched his new full-time career, helping customers to buy and sell primary and investment properties.

 

Matt’s most recent renovation is located at 2858 Loran Drive West in Jacksonville, near University Boulevard West. Said Matt, “The location of this particular home is what first caught my eye. Once I got inside, saw the layout and potential for what it could look like, I was sold.”

 

 

 

 

 

 

 

 

 

 

 

Matt credits valuable partners like Adams and friend Ryan Wetherhold with helping him manage the renovation process, including planning and budgeting, design, vendor coordination and construction.

 

 

 

 

 

 

 

 

 

 

 

Loran Drive is Matt’s third total renovation. He listed the home on June 13 and had multiple offers on the first day. The home was under contract the next day.

 

Matt now looks forward to taking on his next project.

 

Said Matt, “Starting out on the renovation side helped me understand homes from the inside out.” He said this enables him to pass along insights to buyers on potential issues and upgrade costs, as well as recommend trusted service providers.
