According to a recent story in the St. Augustine Record, millennial buyers are having a tough time finding homes in St. Johns County due to price. As reported, Northeast Florida Association of Realtors (NEFAR) “puts the median sales price in 2018 at $325,000” for the county.

 

This leaves many homes out of reach for some younger buyers looking to put down roots in St. Johns County. With superb schools, close proximity to Jacksonville and high quality of life, St. Johns County continues to top lists of great places to live.

 

While millennials (those born between 1980 and 1995) may feel priced out of the market, there are lots of hidden gems throughout the county that are perfect starter homes for first-time buyers.

Congratulations to our very own Jeanne Denton-Scheck, who was just installed as President of Northeast Florida Association of Realtors (NEFAR). Jeanne is a long-time Realtor who joined Davidson in 2016.

 

In her new role, Jeanne aims to involve more agents in the organization, specifically NEFAR’s younger professionals. She is also focused on encouraging members to take advantage of educational resources and courses (free to members). Jeanne spent 10 years teaching school before pursuing real estate and finds continuing education has been vital to her own growth—even after more than 20 years in the industry.

Jacksonville’s October Real Estate Trends – Florida Mortgage Delinquencies Have Biggest Drop of Any State

The NEFAR October market stats show continued recovery in our real estate market. The pending sales are up 10% over last October and 17% year to date. The closed sales are down 2% from last October, but are up 12% year to date. I would like to add that traditional closed sales for October are up 6% over last October and the distressed sales are down 19%. It is very positive that distressed sales have dropped so much. Jacksonville Real Estate Trends for February Show a Normalizing Market

I thought this quote was appropriate when I read RealtyTrac’s report that Florida is still the number 1 state in the nation in foreclosure activity even though initial filings dropped 24% in February from the previous year. The judicial foreclosure process drags on for 1,095 days on average. Only Arkansas and Hawaii have longer time frames. Jacksonville ranked number 3 in highest foreclosure rates in the nation.

I cannot do anything about the foreclosure process, but I can take advantage of all the buyers looking in our area because of the schools, the improvement in jobs and the brutal winter that most of the country has experienced. Read more

You know I had to use a baseball quote since the Atlanta Braves have started out so well. You can take what you want from the quote. I am all about doing the basics correctly and having lots of singles, although I have to admit that homeruns are sure exciting. The NEFAR market stats for March make me almost as happy as baseball.

There were 2,375 pending sales in March which is an increase of 41% over the previous March. February was the first month in 24 months with over 2,000 contracts pending (2,005) and March reached 2,375. Read more
