As Realtors, we are asked a lot of great questions by buyers. One of the most common is, “What happens if the appraisal comes in lower than the contract price?

The most successful people I know are able to simplify complicated issues. When I reviewed the Northeast Florida Association of Realtors market statistics this month I struggled with how to simplify what seemed like some very conflicting information.  As with many issues dealt with in today’s business environment, the analytical complexity was a result of yet another “helpful” government program. Any statistical analysis comparing April, 2010 vs April, 2011 must factor in the 2009 homebuyer tax credit program. As you may recall, homebuyers were initially required to be under a contract by November 30, 2009 which was then extended to April 30, 2010. As a result, 2010 results were directly impacted by this program.

First let’s look at activity. Pending sales and closings for April look very good compared to recent months; however, when you compare them to April, 2010 pending sales are down 13.2% and closings are down 8.8%. To give a little perspective, closings are up 2% year to date over 2010.

In April, 51.1% of closings were distressed properties. That number is down from the previous three months when the percentage was closer to 60%.

Now we will look at pricing. The median sales price for April is down 8.1% when compared to last April; however the average sales price is up 1.7%. Due to the 2009 homebuyer tax credit program many of the closings last April were first time homebuyers. This year we are seeing more mid and higher priced properties selling. We will not see any strong improvement in prices until the distressed properties situation improves. Read more

Great Sales in April for our St. Augustine Realtors!

April sales almost tied our March numbers! This month we had over $8.2 million in sales and $3.3 million in closings. 17 different agents had sales this month. Great job to all of our St. Augustine Realtors! Here are the Tops for the month:

Jock OchiltreeJock Ochiltree is our Top Sales Agent with over $1.1 million for the month! Jock is having a great year so far! He was also our Top Sales Agent for March and for the first quarter. Even When a Restaurant Won’t Share Theirs, Jim Davidson will Share his!

jimThis month Jim is kicking it up a notch and giving you one of his best recipes yet! If you wonder what’s on the table in our St. Augustine Florida homes then you want to give this recipe a try.  

Chicken Mambo Italiano

Chicken breast – (Pkg of skinned, boned 3 – 4 pieces)
Sun Dried Tomatoes – chopped (jar with tomatoes in olive oil and herbs) 2 jars
Mushrooms – sliced (fresh) 2 – 3 pkgs
Artichoke – quartered (canned) 2 cans
Garlic – 2 tsp
Olive Oil – ¼ to 1/3 cup
Marinara sauce – 1 large jar of Raos Marinara Sauce or homemade
Crushed red pepper – 1 tsp
Salt to Taste
Pepper to Taste
Light cream – 1 to 1 1/2 half pints
Bowtie Pasta (Farfalle) – 1 to 1-1/2 pkg.
Fresh Parmesan or Pecorino Romano

1. Marinate chicken breasts in Italian dressing then grill – don’t over cook since they will be cut into pieces and added to sauce mix.

2. In large skillet put olive oil on medium heat add garlic and drained sun dried tomatoes stirring constantly. Cook about 5 minutes; add marinara sauce and cream. NOTE: Sauce is 1/3 marinara, 2/3 cream. Bring to boil then add mushrooms and artichoke, cook about 15 min. stirring constantly. Once mushrooms appear cooked add chicken and cook additional 15 min. Salt and pepper to taste. Read more

Let me first just start off by saying CONGRATULATIONS to all the hard working agents and staff that made this month happen! We had 47 sales transactions in March with 22 different agents selling. Everyone pulled their weight and made this month a great one! Bad real estate market? Not for survivors!
