Jacksonville, FL Real Estate Trends in May 2011

“Life is not about how fast you run or how high you climb but how well you bounce” Vivian Komori

If you own a business or are connected to the real estate industry in any way, you will enjoy the quote.

The most important trend I am seeing this month is the drop in inventory. The inventory of homes for sale in May 2011 is down 25.8% from May 2010. This inventory level translates into 8.9 months of supply versus a 11.7 months supply for the same period last year. This is a 23.7% drop in inventory. In many popular neighborhoods there are very few properties available for purchase that aren’t already under contract. We need to monitor this trend in inventory levels to better advise both our purchasers and sellers with regard to the pricing outlook.

Pending sales are up. The May 2011 pending sales of 1,756 transactions is 33.9% higher than May 2010. The year-to-date pending sales are 3.3% higher than the same period in 2010. The number of homes going under contract (pending sales) tends to bounce around each month but May 2011 is tied with March, 2011 for the highest amount of pending sales in the last 21 months. Another positive outlook.

Closings are down 10.6% from last May; however, the number of closings year-to-date are up slightly over the same period in 2010. Between lender, appraisal and title issues, it is always cause for celebration when we get a transaction to closing.

Pricing continues to be down compared to the previous year. The median sales price is down 7.9% and the average sales price is down 3%. If you look a little closer, the median sales price of traditional sales is up over 5% and the median sales price of lender-mediated sales is down over 14%. I would also point out that in the northern St. Johns County area the average price currently seems have stabilized around the same price as 6 months ago.

The lender-mediated sales in May 2011 were 49% of closings for the month. If you think this number is high, remember that short sales and foreclosures made up 60% of the closings in February. I believe this number is down because the banks are being more careful with their foreclosure process due to the recent bad publicity.

To sum it up: inventory is down, the transaction activity is up and the prices overall are down year-to-year.

IMG_5272It’s great to work at Davidson Realty. But don’t just take our word for it. Check out the Jacksonville Business Journal’s latest Best Places to Work report and you’ll find Davidson Realty at the top of the list.  That’s right. We’ve been named the Best Place to Work, Small Business category.  In fact, we’ve made the list for the last seven years and topped it twice. Says Davidson Realty President Sherry Davidson, “We put a lot of stock in this recognition which is awarded based on direct feedback from employees.  We value our team at Davidson Realty. They have helped us not just survive a tough real estate market, but thrive and expand the business. Without question, our people are our greatest asset.”IMG_5326

So just what makes Davidson Realty such a great place to work?  “There is a strong sense of camaraderie here because the company creates opportunities for us to connect socially like a Friday cook-out or an IMAX outing or a cruise down the St. Johns River,” said Dottie Lay.  “Davidson offers great support for its Agents, from marketing to professional development,” said Ana Speziale. “Giving back to the community is not just lip service.  We have monthly blood drives, free community educational events and we participate in a variety of fundraisers, from Relay for Life to March of Dimes,” said Sharon King. “Surprise visits from the ‘Wine Fairy’ on Friday afternoons,” said Vanessa Cunningham.

The rankings for this list are done by Quantum Workplace, a third-party company that specializes in measuring workplace satisfaction. Nominations were submitted to The Business Journal by more than 100 companies, with most nominations coming from company employees. Results were announced in the Business Journal’s May 20th issue.  For more information about the Jacksonville Business Journal’s Best Places to Work, visit http://www.bizjournals.com/jacksonville/blog/inside_the_lists/2011/05/jacksonvilles-best-places-to-work.html.

2nd Quarter Winners of Davidson Appreciates Teachers

Davidson Appreicate Teachers AppleAs the school year is ending, so is the 2nd Quarter of Davidson Appreciates Teachers. What a huge success this contest has been. This quarter we recognized 2nd and 3rd grade teachers from Mill Creek Elementary and Wards Creek Elementary. Words cannot describe the overwhelming sense of joy I felt from reading the nominations from the adults and even the students.  I received emails from parents at other schools in our St. Johns County School district just because they wanted us to know how great their teachers are, too. How amazing is that!!!  Who knew a simple idea to show appreciation could turn into such an outpour of support from our community. I received over 70 nominations. Thank you to all of you for helping Davidson Realty appreciate our teachers! It means so much to us and I know it touches the teacher’s hearts deeply.

Mr. Farnum Wards CreekI received a very special nomination for Mr. Farnum all the way from Japan from a parent of a 3rd grader at Wards Creek. The mother was deployed to Japan after the earthquake and tsunami hit in March. She was so worried about leaving her daughter, especially right before FCATS. Mr. Farnum assured the mother that everything would be fine. He even allowed the student to communicate with her mother via email. Mr. Farnum gave the mother and the student what they needed. He was a pillar of strength for both of them during this difficult time. He gave the student moral support and a connection with her mother to help the daughter succeed. F.Y.I., she rocked her FCAT!

Mr. Farnum is described as “the best teacher and one of the most caring of the children and their feelings. He is someone my daughter respects and looks up to.” I am so proud to announce that Mr. Farnum is the winner of Wards Creek 2nd Quarter of Davidson Appreciates Teachers! Congratulations to Mr. Farnum!!!

MCE-Mrs. Kowieski picI received my first nomination for, Mrs. Kowieski, a 2nd grade teacher from Mill Creek in January. The nominations didn’t start until March. And, that wasn’t the only one! Her students and parents LOVE her!!! One special nomination I received stated that Mrs. Kowieski is the definition of respect from the character counts program. She teaches her students to respect themselves and each other by sharing real life examples of earning and showing respect. What a contribution Mrs. Kowieski is making to help teach a generation of young people to lead productive lives and become good citizens. Read more
