J.D.’s Snapper Almondine Recipe & Video!

2011-10-18_18-36-56_27This is a wonderful dish recipe that maybe served with steamed vegetable, black beans and rice, baked potato, fried plantains, etc.

Pink, Red or Vermillion (Bee-liner) Snapper Filets – Skinned and Deboned
Safflower Oil, Lemon, Milk, Parsley, Butter, Sliced Almonds, Flour – seasoned with salt & pepper, &  Tabasco

Preparation: Cut fish filets into portion size pieces. Wash and soak in mixture of milk, a couple of splashes of Tabasco and a little salt. Let soak while you heat ⅔ stick of butter and 3 tablespoons of safflower oil in a large skillet. (Note: Safflower oil must be used, no substitution. It is sometimes difficult to find so make sure you have it before you plan this recipe.) Read more

Davidson Realty Offers Mentoring Program for New Agents

amanda ronWe have quite a few “couples” in our Jacksonville, Florida realty office. Now when I refer to couples, I am not just referring to married teams like Pauline and Woody Cake or Carly and Bruce Weddle from Davidson Realty or Elsie and John Evans from Davidson Property Management. We have “couples” made up of new and seasoned agents. To help our new agents, we have a Mentoring Program to offer anyone joining our team a unique experience of one-on-one training. Amanda French shared with me that our new program was one of the reasons why she joined our team.

Amanda French also shared with me that her mentor, Ron Saverese, is very accessible, always available to ask questions and is as invested in her success as she is. “Ron has taken the time to help me with different marketing strategies, paperwork, contracts and listing agreements” says Amanda. Another Great Month of Sales in September & the 3rd Quarter! Congratulations to our Top Realtors!

michelle gOur St. Augustine Realtors had another excellent month in sales with over $6.2 million for the month! The total closings for the month were over $5.7 million. This month we aren’t only celebrating the high sales volume for September, we are also acknowledging the $19 million in sales for the 3rd Quarter! And as we all know, those numbers didn’t just appear out of nowhere. We have some very hard working agents to congratulate!

The Top Lister for the month is Michelle Gonzalez with almost $400,000 in listings sold and over $1.1 million in total sales. Michelle has been on her way to the top since she joined us 4 years ago this month!Lynn-0087

The Top Producer in September is Mrs. Lynn Whitley with over $1.3 million in closings. Lynn was recognized as our Top Sales Agent in August and hasn’t slowed down since!

pcOur Top Sales Agent is Pauline Cake with over $900,000 in buyer sales for September. Pauline was also our Top Sales Agent in June and our Top Producer for the 2nd Quarter. She has done a tremendous job in 2011 and we love watching her succeed.

Mirtha BarzagaThe Top Lister for the 3rd Quarter is Mirtha Barzaga with over $1.4 million in listings sold and over $2.5 million in total sales. You might have seen her name as our Top Producer in July and Top Lister in June and July. Congratulations, Mirtha!

suzyTop Producer and Top Sales Agent for the 3rd Quarter is Suzy Evans with $2.4 million in closings, over $1.6 million in buyer sales, and over $2.8 million in total sales! Suzy was our Top Lister in August, Top Producer in August, Top Sales Agent in July, and I could keep going, but I think you get the point. 🙂

Way to go ladies, the men have some catching up to do! Congratulations to the 20 different agents that had closings in the 3rd Quarter.

Northeast Florida Real Estate Trends Remain Positive in August!

I chose this quote because it seems as if our recent economic challenge has put many people in survival mode. Survival mode can distract us from our long term goals.  We must not think this way but keep reaching for the stars.

I will share an overview of the market stats provided by the Northeast Florida Association of Realtors starting with Pending Sales. August 2011 pending sales of 1,744 is 24% higher than August 2010 sales of 1,402. There have been some confusing monthly comparisons because of the tax credits last year, but the year to date pending sales for 2011 are 7% higher than year to date pending sales for 2010.

The closings for August 2011 are up 1.5% over the closings in August 2010 and the year to date closings for 2011 are almost the same as 2010. I would like to go a little deeper into closings and share that there were 691 traditional closings in August 2010 and 835 in August 2011 for an increase of 21%. The lender–mediated closings dropped from 729 in August 2010 to 626 in August 2011 for a 14% decrease. This is a very good sign when we have more traditional closings and less distressed closings.

The lender-mediated closings dropped from 44.3% of July 2011 closings to 42.8% of August 2011 closings. We continue to move in the right direction. Read more
