The National Association of Realtors, in its publication, “Realtor Mag”, recently outlined the top 10 worst home-showing offenses. Davidson’s $500 Incentive Program Invigorates Home Values & Sales

Great news for home sellers! Since launching our new seller incentive program in early 2015, we have experienced reductions in time on the market and increases in home values for properties that have taken advantage of the program.

For any homeowner that lists a home with Davidson Realty, the incentive offers $500 to be used towards any home improvement project. So far, sellers have used the funds for landscaping and yard work, flooring, painting, repairs and other mechanical upgrades.

Davidson agent Don Gibson sold a home in four days and close to $25,000 above the list price after installing a new air conditioning unit that increased the home’s heated/cooled square footage, and Davidson agent Mirtha Barzaga turned around a home in five days after completing repairs and painting. What You Paid for Your Home is Irrelevant

After more than 20 years in the North Florida real estate business through good markets and bad, this simple truth is proven right time and again:

What you paid for your home is irrelevant.

I understand this is hard for many people to hear because they think their sale price should be based on what they owe on their loan, improvements made to the house, how much they need for a down payment on their next home purchase, etc.  But homebuyers do not care about any of that.  A good Realtor will advise the seller that the price should be based on location, condition, specs (such as size, amenities, etc.) and recent comps.  Another factor is how quickly a seller needs to move.
