Real Estate Market Update

The big real estate story across the nation and locally is the shortage of available homes for sale. There were 6,403 homes for sale at the end of August according to the Northeast Florida Association of Realtors (NEFAR) market stats. That is 35% less than August 2019 number of 9,874 for a reduction of 3,471 properties. We have 799 fewer properties than last month.

 

There is a 2.3 months supply of inventory available in Northeast Florida which is down 38% from August 2019 when there was a 3.7 months supply. A five to six month supply is considered a balanced market.

 

The inventory is down even with building permits rising. Building permits in the Jacksonville MSA are up about 6% year to date over the previous year even with COVID 19 slowing the process down. There were 7,823 permits issued through the eight months ending August. Most of the builders are selling their speculative homes before construction is finished.

 

The new listings in August 2020 from the NEFAR report are 3,441 homes. This is 4% fewer new listings than August 2019 and we are down 5% year to date. As new listings become available, they are going under contract quickly and many times with multiple offers.

 

There is a strong demand for homes in our market now. In addition to local buyers that want more space for working from home, schooling virtually, or more outdoor space, we have many people moving from other states. Some employers are allowing employees to work from home permanently or at least until mid-2021 and that allows employees to relocate to areas with better weather, more space, and lower taxes.

 

The strong demand and short supply of homes continues to drive prices higher. The median and average sales prices are up 8% and 9% respectively year-to-date. A Quick Market Update

We are not supposed to shake hands while we are social distancing, but it still makes my heart happy when someone looks me in the eye and shakes my hand with both of theirs. I can feel the love and respect.

 

The Northeast Florida Association of Realtors market stats for July indicate it is a great time to sell your home. With record-low mortgage rates and low inventory of homes listed for sale, the homes coming on the market are going under contract very quickly.

 

There were 3,598 contracts written in July which is an increase of 21% over last July. We are up 4% year-to-date.

 

There were 3,514 closings in July which is an increase of 16% over last July. We are down slightly (1%) year-to-date but catching up quickly. Closings were less than the previous year in April and May but rebounded in June and continued to increase in July.

 

The median sales price of $265,000 is up 10% over last July. The average sales price of $325,665 is up 15% over last July. Both prices are up 8% year-to-date. It is very clear that we are not seeing decreased pricing because of COVID.

 

The inventory of homes for sale is 6,943 which is down 30% from last July. This is the lowest number of homes for sale since mid-2005. For perspective during 2007 in the great recession, we had approximately 20,000 homes for sale.

 

We have 2.5 months supply of inventory available. A balanced market is 5 to 6 months of inventory. Inventory is low even with increased permits being pulled by the local builders. There are 6,608 building permits in the Jacksonville MSA through July 2020 compared to 6,208 year-to-date in 2019.

 

We are seeing increased contracts, closings and prices while experiencing a low number of homes available for sale. All add up to a terrific time to sell your home.

Davidson Cares adds Builders Care as Clay Day beneficiary

We are thrilled to announce the addition of Builders Care as beneficiary of our 4th annual Davidson Cares Clay Day event on Thursday, October 24! Other sponsored charities include St. Augustine Youth Services (SAYS) and Investing in Kids (INK!).

 

The charitable arm of Northeast Florida Builders Association (NEFBA), Builders Care was created in 2001 in conjunction with HabiJax to fill a very specific gap in services. While HabiJax builds homes for those in need, Builders Care focuses on home repairs for low income and elderly residents in Duval, St. Johns, Nassau, Clay and Baker counties.

 

“So many people have homes that desperately need repairs,” said Justin Brown, Executive Officer of Builders Care. “Many of them are older widows, many disabled, who need roof repairs or access ramps. We are the boots on the ground helping to keep them in their homes.”

License to Party! Mirtha Barzaga hosts Bond-themed customer bash

Davidson Realty’s Mirtha Barzaga hosted her 7th Annual Customer Appreciation Party on Saturday, February 9, at the Slammer & Squire clubhouse in World Golf Village. Mirtha invited her customers and business partners to join in the festivities.

 

The party was set to a James Bond theme including table names like “Casino Royale” and “The Spy Who Loved Me.” Attendees were also asked to “dress to kill”. Everyone enjoyed the dinner, desserts and dancing.

 

“This year’s party was a blast and I was thrilled to show my gratitude to those who helped me make 2018 a success,” said Mirtha. “I appreciate everyone who came out to celebrate with me!”

Davidson Cares Clay Day: Focus on Five Learning Years

We are less than 3 weeks from this year’s sport shooting event, the 3rd Annual Davidson Cares Clay Day! This year’s event will directly benefit St. Augustine Youth Services (SAYS), Take Stock in Children and Five Learning Years (FLY).

 

The services these organizations provide are vital to Northeast Florida’s children. We want to give more information about each charity to let Clay Day participants know exactly where their contributions are going. Here we are focusing on FLY.

 

What is FLY?

According to the Florida Department of Education, extensive research on infant brain development shows that a child’s first five years are the most important time for learning.Because of this, FLY aims to prepare kids for learning success to ensure all children arrive at kindergarten academically, socially, emotionally and physically ready to learn.

 

FLY was created in 2012 after the INK! Executive Committee met with Dr. Joseph Joyner, then Superintendent of St. Johns County Schools, to discuss the issue of children entering kindergarten unprepared. The INK! team began forming FLY to ensure all kids benefit from these crucial years and start school ready to learn.

 

What programs do they offer?

FLY utilizes several resources to promote early learning including Nemours BrightStart!, Head Start, Healthy Families Florida, and Voluntary Pre-Kindergarten (VPK) programs. Through these programs, every child in Florida regardless of family income has access to programs to prepare them for kindergarten. Learn more at the FLY web page.

 

How is FLY continuing to develop its services for kids?

The FLY task force meets regularly to determine current efforts to prepare kids for kindergarten and develop strategic plans to expand services where possible.

 

In addition to participating in Clay Day, how can people help FLY?

They accept tax-deductible donations (one-time or ongoing) through the INK! website. INK! eagerly encourages individuals andcompanies to donate. Nearly 90% of INK! donations are returned to schools to directly help students!

 

About Davidson Cares Clay Day

The 3rd Annual Davidson Cares Clay Day will be held at Jacksonville Clay Target Sports on Thursday, October 18. The event includes two sport shooting events, sporting clay and beginner skeet. Individuals and teams from beginner to expert levels are invited to participate. Check-in begins at 11 a.m. Lunch will be served at 12 p.m. and shooting starts at 1 p.m.

 

Participants can shoot 100 sporting clay targets for minimum donation of $150. New shooters can receive instruction while shooting 50 skeet targets for a minimum donation of $100. All participants receive a catered lunch, commemorative T-shirt, shot gun shells and a gift from Davidson Realty.
