Davidson Realty Offers Mentoring Program for New Agents

amanda ronWe have quite a few “couples” in our Jacksonville, Florida realty office. Now when I refer to couples, I am not just referring to married teams like Pauline and Woody Cake or Carly and Bruce Weddle from Davidson Realty or Elsie and John Evans from Davidson Property Management. We have “couples” made up of new and seasoned agents. To help our new agents, we have a Mentoring Program to offer anyone joining our team a unique experience of one-on-one training. Amanda French shared with me that our new program was one of the reasons why she joined our team.

Amanda French also shared with me that her mentor, Ron Saverese, is very accessible, always available to ask questions and is as invested in her success as she is. “Ron has taken the time to help me with different marketing strategies, paperwork, contracts and listing agreements” says Amanda. First, we covered how to start your career in real estate with a video from Davidson Realty President, Sherry Davidson explaining the cost of getting licensed, how to get licensed, and earning potential in the industry. Now, we want to share why some of our agents chose a real estate career and why they love what they do!

In the video above, you will hear from Maxine Levy, Carly Weddle, Robin Rawald, and Doug Duggan. Every one of our agents has a different reason for what led them to real estate and what makes them so happy doing it. Some of them are new to real estate and some of them are experienced. I think they can all agree that making their own hours is a definite perk of the job!

Jacksonville FL Real Estate Trends in February

I thought you might enjoy this proverb. It seems to describe most of us in the real estate industry these days. We are seeing a lot more buyer activity this spring and seem to be running hard every day!

I continue to be encouraged by the real estate market activity we are seeing. There were 1,525 pending sales in February 2011 compared to 1,377 in February 2010 for a 10.7% increase.  February 2009 pending sales were 1,001 so you can see steady improvement.

As you know, I pay the most attention to closings because it is so hard these days to get a transaction to close. Closings are showing the same encouraging trends as pending sales. There were 1,156 closings in February compared to 1,024 closings in February 2010 for a 12.9% increase. There were 873 closings in February 2009.

The trends for prices are not as positive. I believe this is mainly due to the amount of distressed closings. Sixty percent of all closings reported in February 2011 were lender-mediated meaning a foreclosure or a short sale. This is the highest percentage we have seen. The number of traditional closings in February 2011 was down 22% from February 2010 but the lender mediated closings were up 61%. The median sales price of the traditional sales of $165,000 was up 1.9% over February 2010 and the lender-mediated sales price of $82,900 was down 24.2% when compared to February 2010. Read more

Ana PicIt is time again to meet a member of the Davidson Realty team! This month we are introducing you to Ana Speziale – one of our Realtors. Ana was a high school art teacher for 20 years before starting her second career in real estate. (And you know Davidson Realty appreciates teachers!) Her husband Craig is still in education as the principal at Ponte Vedra High School. (In photo with Ana.) We have asked Ana a variety of random questions so you can get to know her a bit better. 1. When & where were you happiest?

With my family on the beach, preferably in Hawaii.

I can be inflexible at times.

Not returning emails or phone calls in a timely fashion.

Confidence.
