4-Point Insurance Inspection Can Identify Home Issues Early

Like any qualifying event we use to successfully conclude a transaction, there is always the risk of an unexpected surprise that throws a wrench into the works. The 4-point insurance qualifying inspection (roof, HVAC, electrical and plumbing) is no different. It’s all in how you approach it.

So, what are some of the best ways to have this 4-point inspection work in your favor?

  1. Don’t make the mistake of thinking the 4-point inspection is just a summary version of the whole house inspection. Not even close. Items that may fly through the entire house inspection could disqualify in the 4-point inspection.
  2. Most carriers require a 4-point inspection for homes 30 years or older. Having that knowledge, avoid the stress of a late surprise by getting the 4-point inspection completed early in the buying process.
  3. If you’re the home seller, consider your own 4-point inspection before you list. Now you have a leg up on potential buyer demands. You can also get repairs completed before they become an issue.
  4. If you’re the buyer, the 4-point inspection can be used to repair or replace unacceptable items such as electric panel boxes, plumbing material or older items deserving replacement.

Six Davidson Realty agents honored among top 3% of local Realtors

We are pleased to congratulate six of our fantastic agents who were named as 2018 Five Star Professionals! The honors were announced by  Jacksonville Magazine and research firm Five Star Professional. Those agents include the following:

  • Mirtha Barzaga ended 2017 with more than $11 million in production, Davidson’s highest. She is a Nocatee Certified Agent, Certified Distressed Property Expert and Certified Negotiation Expert. Mirtha is also a recent recipient of two Laurel Awards.
  • Suzy Evans finished the year with $7 million in production. She is a Nocatee Certified Agent, Certified Distressed Property Expert, Certified Negotiation Expert and Certified Residential Specialist.
  • Marguerite Myers completed 2017 with $5.5 million in production.
  • Ron Savarese finished 2017 with $3.5 million in production. He is a Certified Military Housing Specialist.
  • Michelle Gonzalez had $3 million in 2017 production. She is Nocatee Certified Agent and Certified Distressed Property Expert.
  • Lynn Whitley brought in more than $2.5 million in production in 2017. Lynn boasts numerous designations including Nocatee Certified Agent, Certified Distressed Property Expert, Certified Negotiation Expert, Military Relocation Professional and Accredited Staging Professional.

2018 Down Payment Assistance Program

I’m Troy Silhan, Production Manager at Bank of England Mortgage and this is my very first blog post. Today I wanted to talk to you about our new Down-Payment Assistance program called the BOE100. The difference I’ve found with people buying and not buying is being able to get a down-payment together. This is our way to help make a difference to those in that situation. Here’s a few other reasons why I like this program:

  1. You don’t have to be a first time homebuyer. Unlike the FL Bond you could actually even own a home currently and still use this program to purchase a new place.
  2. Unlike the Bond $7,500 program, this is forgiven after 36 months. The bond has to be paid back.
  3. The Debt to Income Ratio is also much higher than compared to the FL. Bond and USDA. For USDA you have a max DTI of 41%, while for Bond it’s 45%. Using the BOE100 it goes up to 55% for the Debt to Income. Allows someone to find more home with their monthly income and monthly debts.
