Stacy Ann Cornell

Originally from Toronto, Canada, Stacy spent most of her childhood on the island of Jamaica where the majority of her family was born and raised. She earned a degree in Sociology from the University of Windsor and a diploma in Early Childhood Education from St. Clair College and went on to become a Preschool Teacher, in Canada. Without hesitation, Stacy seized an opportunity to teach overseas. She spent 11 years teaching English, developing and implementing English Curriculum for schools in South Korea and Japan. While living abroad, Stacy loved going on travel adventures, and backpacking in various countries, such as Thailand, The Philippines, Fiji, and Vietnam. 

 

Stacy is no stranger to constant relocation, planned and unplanned. Her family has relocated multiple times overseas and within the United States for her teaching career and for her husband who served in the United States Air Force. She understands the process and the importance of finding a home that will accommodate and support the needs of the military family lifestyle. Upon the retirement of her husband’s service from the military, Stacy and her family found permanent residency in the RIVERTOWN Community of Saint Johns County.

 

Stacy owns and operates a mobile childcare service, volunteers as a Chairperson on the PTO, is a Team Parent for the Julington Creek T-Ball league, and is an active member in her community, hosting various activities and family events with her nonprofit organization, The Belles & Beaus of the River Society. Stacy’s long time passion for real estate, combined experience, knowledge, and education as a Preschool Teacher and business owner, provide her with valuable skills to ensure her clients receive exceptional service for their real estate needs while establishing a lifelong relationship, not only as their agent but as a friend.

 

Jennie Bermudez

Jennie Bermudez is a native Floridian, born and raised in Jacksonville, Florida. Growing up, Jennie’s father was a home building contractor and enjoyed being raised in the business. Due to her husband’s career, Jennie has been able to travel and live across the country. Life experiences along with extensive relocations made Jennie realize how important it is to have a compassionate and trustworthy Realtor. “Guiding someone through the process of buying and or selling your home is an emotional and complicated process. It is my responsibility to make your experiences as smooth and simple as possible. It will always be my pleasure and honor to accompany and help you on your journey,” shares Jennie. 

 

Jennie is a proud mother to two daughters, a fabulous son(in-law), three granddogs, and a rescue dog of her own. In her free time, Jennie loves to cook, thrift shop, and spend time with the people that mean the most to her.

Davidson Cares Clay Day

 

The 6th Annual Davidson Cares Clay Day was held on October 21, 2021, at Jacksonville Clay Target Sports. Davidson Cares Clay Day included two-sport shooting events, beginner skeet, and sporting clay. Individuals and teams from beginner to expert levels participated.  

 

In association with the event, there was also a raffle contest. Prizes included a 65-quart YETI cooler with 13 full-size liquors and a pod for Concerts for a Cause. 

 

Money raised from the event and raffles went directly to Builders Care, St. Augustine Youth Services (SAYS), and Investing in Kids (INK!) in equal sums.

Davidson Realty Agent, Lynn Whitley, Earns Gold Key Certification

On March 3rd, Lynn Whitley, one of Davidson Realty’s agents, earned the Gold Key Certification through the Northeast Florida Association of Realtors (NEFAR). The Gold Key Certification is earned by completing a course that equips Realtors ® with the tools to establish lasting relationships with their real estate colleagues, business partners, and customers.

 

“Since earning my license in the late 1990s, it has been my goal to provide a real estate experience that exceeds my customers’ expectations. Becoming Gold Key Certified offered a learning experience to target ways to increase my level of service and make buying and selling easier for the individuals involved,” shares Whitley. “The course covered a variety of topics including honesty, integrity, handling criticism, practicing humility, and learning to listen. The training received in the process of earning the Gold Key Certification will serve to make me a better communicator, listening to needs and rising to the expectations for high-quality customer service, in addition to making moral decisions concerning my customers’ housing needs and respect for confidentiality.”

 

Whitley, along with thirty-three other real estate professionals, was a part of the sixth NEFAR class to earn this prestigious certification since the program began a year ago. The class is taught by Cynthia DeLuca, a well-known instructor from Orlando.

Seven Davidson Realty Agents Receive The Five Star Real Estate Agent Award

Recently, seven Davidson Realty agents were honored with the Five Star Real Estate Agent award. What makes this award especially heartwarming is the fact that candidates are identified through evaluations completed by consumers. Recipients of the Five Star Real Estate Agent award must satisfy five objective eligibility and evaluation criteria that are associated with real estate agents who provide quality services to their clients. Annually, the award process is conducted in each market. Recent homebuyers are asked to assess real estate agents that they have worked with and evaluate them based on ten criteria. The recent homebuyers are able to evaluate up to two real estate agents in order to measure the experience with both the purchase and sale side of a move.

Northeast Florida Real Estate Market Update

I love all sports, but baseball is my favorite. My heart is happy now that the owners and players have come to an agreement. Go Braves!

 

Even with all that is happening in the world right now, there is a huge demand for real estate in Northeast Florida, unfortunately, the supply is continuing to decline. As a result of the supply shortage and overall inflation, the prices keep going up.

 

The Northeast Florida Association of Realtors market review for all property types in all 6 counties shows a median sales price of $329,995 which is up 25.3% over last year and 3.6% over last month. In February, 32.5% of the closings were over list price. The median days a property was on the market is 16 days which is down from last year and last month.

 

There were 2,818 new listings; however, there were 2,987 pending sales. We sold more homes in February than came on the market. There is 1.2 months supply of inventory.

 

The Northeast Florida Builders Association reported 1,332 single-family home building permits were issued in February which is an increase of 150 over last year. St. Johns County issued 612, Duval 474, Clay 144 and Nassau 102. The builders continue trying to meet the buyer demand.

 

An interesting article from Florida Realtors says “Nationally, a homeowner who purchased a single-family existing home 10 years ago at the median sales price of $162,600 is likely to have accumulated $229,400 in housing wealth. Of this wealth gain, 86% can be attributed to price appreciation.” Lawrence Yun, the National Association of Realtors Chief Economist is quoted in another article talking about home prices being a great inflation hedge.
