If you’ve been waiting to upsize your home, it’s a good time to jump into the market. In fact, it seems like many buyers realize the prime opportunity for going bigger is now. Once again, the Northeast Florida Association of Realtors posted some positive market stats for March, including a 17% increase in pending sales for March 2012 over 2011. In our World Golf Village office, pending sales have been up 40% for the first quarter of 2012 over first quarter 2011. The price range with the largest increase in pending sales? Homes priced $1million and above have seen an 18% in pending sales. Read more

Meet Our New Property Manager: Shelby Heinemann

shelbyWe’re thrilled to welcome a World Golf Village neighbor to our team.  Shelby Heinemann, a Heritage Landing resident for seven years, has joined Davidson Property Management, Inc. as Property Manager.  According to Shelby, “This is a very exciting time in property management. The market is strong, rental prices are on the rise and owners are seeing a consistent cash flow.”

A licensed agent, Shelby brings five years of experience as a property manager and Realtor to her new position.  She has completed coursework at the Property Management Academy and she belongs to the National Association of Residential Property Managers. article-1252055-085CB854000005DC-65_468x418As of early April, there was about 6 months supply of homes for sale.  That’s 30% less than supply at the same time last year and very close to market stabilization.  For the first time in a long time, we’re seeing a very real lack of inventory in desirable neighborhoods. Sales are up this year as well, and we’re heading into the busiest season for home sales: May through July.  So is it time to put your home on the market?  It depends.

Davidson Realty Welcomes Former County Commissioner Karen Stern

Karen SternWe’re proud to announce that Karen Stern, the well-known and respected former County Commissioner, has joined our Davidson Realty team as a new Realtor. Karen Stern was elected to the St. Johns County Commission in 2005, where she served as Chairman and Vice-Chairman to the Commission.  Says Davidson Realty President Sherry Davidson, “Karen Stern has been dedicated to making our community better for more than 25 years which is a value we hold near and dear at Davidson Realty.  We’re thrilled to have her on our team.”

Karen Stern grew up in Alabama and moved to St. Augustine about 30 years ago. She has been married for over 25 years to her husband, Les, whom she met after moving here. They have two children; son, Jarrod, a water resource engineer in South Florida, and daughter, Maggie, a Museum Studies student at FSU. Prior to joining the Davidson Realty team, Karen served as a government relations consultant and as an elected official in St. Johns County. After serving on the St. Johns County School Board, she was elected to the St. Johns County Commission, where she served as Chairman and Vice-Chairman to the Commission. She has also served on the Board of Trustees for St. Johns River State College and on the Northeast Florida Regional Planning Council. Karen is a 2010 graduate of the Leadership Jacksonville program and serves in a volunteer capacity with the LJ Adult and Youth programs. She also enjoys her volunteer service with Habitat of St. Johns County. Read more
