Nocatee/Ponte Vedra named among fastest growing U.S. suburbs

According to Realtor.com, Nocatee currently boasts the second hottest suburban market in the country! The real estate website lists honorees by zip code (in this case, 32081). While the zip code falls with Ponte Vedra, it is locally known as Nocatee, based on the sprawling master planned community.

 

 

 

Thanks to its fantastic location and numerous other factors, Nocatee takes the #2 spot behind Apex, North Carolina (a suburb of Raleigh).

 

To find the rankings, Realtor.com analyzed more than 7,000 zip codes throughout the U.S. and compared them by commute to the nearest urban center, population growth, new construction, home appreciation over the past three years and increase in home listings over the past three years.

If you are currently in the market or thinking about buying, It is important to position yourself to be a great looking buyer on paper to any seller. Once you have the contract to buy a home, here are some tips of things NO BUYER SHOULD EVER (EVER) Do!

 

 

 

10 Don’ts- when financing a home purchase.

These are the things that No Buyer should ever do when buying a home.

 

1.)    Spend the funds marked for closing or Borrow money to do so.

2.)    Change your employment/ income situation. Basically, do not quit or change your job.

3.)    Deposit large amounts of cash into your bank account.

4.)    Don’t move money from multiple accounts without talking to your Bank of England loan originator.

Rain, rain, go away?

If you have been here over the past 15 months or so, you just experienced what can be considered a 100-Year Event. You may not have known it, but you certainly witnessed it.

 

For the first time in the past 93 years of official record keeping, our region has absorbed over 3 additional feet of rainfall, over and above any other measure in the same time period. The overall measurement for the 15 month period exceeds 8 ½ feet.

 

In August of this year, places in Pennsylvania that received 4 inches of rain in a very short timeframe were catastrophically flooded. In our area, we can get 4 inches of rain in a single afternoon burst and our streets can be dry a few hours later.

 

Thankfully, one of the most stringent State regulations is governed by the 5 State Water Management Districts. Northeast Florida is regulated by the St. Johns River Water Management District (SJRWMD).

Teamwork gets it done again at Davidson Realty!

The agents at Davidson Realty continually show that working together is the key to success.

 

Just recently in early July a couple came to Davidson looking for a World Golf Village area condo. Agent Ethel Henry worked with this couple to peruse new construction alongside a new home consultant as well as explore resale homes.

 

She helped them find just what they wanted, including concrete block construction, three bedrooms and an elevator. Jeanie Oehrle and Ann Kuss, a top team at Davidson, had listed the ideal unit for them at Laterra Links in the King & Bear. Once they saw it, the couple made an offer that was soon accepted. Just 24 days later, they closed on their new condo.

 

“Keeping it in the house, that’s what we did,” said Ethel. “It couldn’t have happened without Jeanie bending over backwards to cooperate with the buyers’ requests.  Because of that, we were able to close in record time.”
