December was another great month for our Jacksonville Realtors with $9 million in sales and $8 million in closings. We also had an incredible fourth quarter with sales over $22 million and closings over $36 million. There were 40 different agents with closings during the quarter! When it comes to buying a new home the first step is generally finding out how much you can afford to spend. This can seem like a scary process, but if you find a good lender who will take the time to explain things to you, you will see it’s not really scary at all. In my experience, working with big name lenders can lend itself (no pun intended) to a not so personal experience. If I’m about to spend my whole life savings and take on a huge amount of debt, I need to know I can reach my lender and get questions answered quickly. I also need to know they have my best interest at heart and they are not just looking to make a buck. I want a lender who takes the time to sit down with me and all of my baggage and dirty financial secrets and dig through to decide the best option for me. Withholding information from your lender is probably the biggest mistake you can make. Read more

Sherry Davidson Named to St. Johns County Education Foundation Board

We are pleased to announce the appointment of Sherry Davidson to the Board of Directors of the St. Johns County Education Foundation (SJCEF). Drawing on her accounting and tax background, Sherry plans to serve on the SJCEF Finance Committee.

Said Sherry, “I am passionate about education and SJCEF offers some really great, impactful programs. The board members have a real passion to make St. Johns County schools even better. I’m looking forward to helping the foundation provide support and resources for all of our schools.”

Our non-profit corporate giving program Davidson Cares was launched in 2011, which provides support to local St. Johns County schools through grants. Those schools currently include Mill Creek Elementary School, Wards Creek Elementary School, Palencia Elementary School, Pacetti Bay Middle School and Nease High School. Read more

I encourage you as you write your 2015 goals to take a big step. We have been playing defense for too long in the real estate industry.

Since my crystal ball isn’t working today and we are nearing the end of 2014, I will share Realtor.com’s top five housing predictions for 2015. These are national predictions, so as soon as I receive something more local from University of Central Florida or Florida Realtors, I will pass it on.
1. Millennials will drive household formations
2. Existing home sales will increase +8%
3. Home prices will gain +4-5%
4. Mortgage rates will end the year at 5%
5. Home affordability will decrease 5-10% Read more

Davidson Realty proudly accepted the Jacksonville Business Journal’s Partners in Philanthropy Award last Thursday at a breakfast ceremony in the Omni Jacksonville. We were honored for our non-profit efforts through Davidson Cares.
