“One person can make a difference, and everyone should try.” – John F. Kennedy

Thank you to each and every person who donated, volunteered, sponsored, or participated in the 11th Annual Jim Davidson Clay Day on October 15. Because of your generosity and support, we were able to donate $140,000 to 10 local charities serving our community. You truly made a difference, and we are grateful to be part of such a caring and giving community.

The latest Florida Realtors SunStats report for all property types in the Jacksonville Metropolitan Statistical Area reflects a market that continues to normalize, with sales activity slowing while home values remain stable. Compared to September 2025, September 2026 statistics show:

Closed sales decreased 5.6% to 2,171

Median sales price increased 1.4% to $369,990

Average sales price increased 7.8% to $508,469

New pending sales decreased 12.9% to 2,111

Active inventory decreased 13.9% to 9,027

Months’ supply of inventory decreased 15.2% to 3.9 months

The softer pace of sales continues to reflect the impact of higher mortgage interest rates and ongoing affordability challenges. Despite those headwinds, home prices have remained resilient, demonstrating the strength of Northeast Florida’s housing market. Inventory remains relatively tight, and the area’s steady job growth, desirable lifestyle, and continued population migration continue to support housing demand.

Today’s buyers are more selective and willing to negotiate, taking additional time to compare their options before making a purchase. Sellers, meanwhile, are adjusting to a market that requires realistic pricing and patience. Well-priced homes in desirable locations continue to attract strong interest and sell successfully.

In its October housing forecast, released last week, Fannie Mae’s Economic and Strategic Research Group updated its outlook for 2027. The group projects that 30-year fixed mortgage rates will average 7.5% in 2027, existing-home sales nationwide will total approximately 4.06 million, and national home price growth will slow to 0.6%.

As always, real estate keeps us on our toes. Market conditions continue to evolve, and it will be interesting to see what the final months of 2026 bring.
