Between the typical services like listing properties and collecting rent, property management companies can often appear identical. However, Davidson Property Management goes beyond the typical services and it shows in their lower than average days on the market until a home is rented.

Davidson Property Managers Laura Hendricks and Dave Branham boast averages of just 15 and 19 days on market, respectively. The industry average is around 33 days.

How does Davidson Property Management rent out homes so quickly? According to Laura, the difference starts with online exposure and uncommon responsiveness.

“We advertise on the MLS and send our listings to hundreds of websites,” said Laura. “That way, properties have a lot of exposure.” Laura also mentioned the company’s commitment to following up with leads and interested renters. “When someone inquires about a property, we immediately forward the lead to the rental agent on floor,” she said.

The company’s property managers and real estate agents work together throughout the initial renting process. In fact, they pay 20 percent commission to the agent who rents the property, whereas many companies pay just 10 percent.

Davidson Realty President Sherry Davidson says the company’s services only get better after the leads come in, all thanks to its full-time rental team dedicated to booking appointments, tenaciously screening and showing homes seven days a week.

Says Sherry, “For our team, managing properties goes beyond moving in and out. Property managers conduct quality reviews at move-in, mid-term and move-out with a check list and pictures. This avoids security deposit issues when the tenant moves out and it provides the property owners with peace of mind.”

Property owners also have access to a property manager 24 hours a day, seven days a week. All calls and repairs are handled in-house by Laura, David and their team, which also includes Bonnie Cherhoniak and Judy Kashou.
