Learn About Davidson Property Management’s Application Process for Tenants

Potential tenants often have questions like what is the application fee, are pets allowed, what is the tenant screening process and how much does it cost? Get your questions answered now!

First off, the rental application can be accessed through your Davidson rental agent or online at http://davidsonrealtyinc.com/property-management.aspx. The application fee is $50 per adult (18 or older). There is a pet application fee of $25, but Davidson Property Management does not charge monthly pet rent. There is also a $300 non-refundable pet fee that goes to the owner (per pet).

Tenant’s Income: The tenant needs to show verifiable income of three times the rent about. So, if the rent is $1,000 a month, the tenant would need to show payment of $3,000 per month. That payment can be verified through submitting the last two pay stubs or a W2.

Tenant Background Check: Davidson Property Management follows a set of guidelines for tenant approval. There is a thorough nationwide background check, as well as an expected credit score of 600 or higher. Potential tenants may be disqualified if they have a lower credit score, three outstanding collections, a foreclosure, any prior evictions, a felony conviction, or a misdemeanor in the last five years.

Tenant Approval: If the potential tenant is approved, they will be notified by the rental agent and Davidson Property Management will collect a $75 lease preparation fee and one month’s rent for the security deposit in order to take the home off the market.

Breaking a Lease: Leases are commitments, so the tenant is contractually obligated to pay rent until the lease is terminated. However, if another tenant is approved and enters a contract on the home, the previous tenant does not have to continue payment.
