As Realtors, we are asked a lot of great questions by buyers. One of the most common is, “What happens if the appraisal comes in lower than the contract price?”

Yes, this does happen from time to time and it can be frustrating, but rest assured it’s not necessarily a dead end!

Appraisals can certainly vary depending on the appraiser’s knowledge of the neighborhood and dedication to finding the best comparable properties. That dedication can depend on the lender they work for (note: bigger isn’t always better). Read more

Celebrating our Top Realtors for September and the 3rd Quarter of 2014

Our St. Augustine Realtors ended September with $9.3 million in sales and $9 million in closings. We had 28 agents with transactions during the month. We had an incredible quarter with $32 million in sales and $39.5 million in closings! There were 39 different agents with transactions during the 3rd Quarter. Congratulations to all our hard working agents. We have to give special recognition to the Realtors that came out on top!

The Top Listing Agents for September are Pauline Cake and Woody Cake with over $700,000 in listings sold. They sold four of their own listings, one in Walden Chase, one in World Golf Village, one in Palataka and one in West Jacksonville. Pauline and Woody live, work and play in World Golf Village. Team Davidson Celebrates a HUGE Month in April – Over $24 Million in Sales and Over $15 Million in Closings!

April was an incredible month for our Jacksonville Realtors! We had 25 different agents with sales during the month and 23 agents with closings. And, Davidson Development President Jim Davidson and the Development team had a commercial closing in Oakleaf Plantation. Our totals came out to over $24 million in sales for April and over $15 million in closings. Congratulations to all our agents and staff on a great month of production!

Once again, several of Davidson Realty’s agents have earned a nationally recognized distinction! Jacksonville Magazine and research firm Five Star Professional have designated five Davidson agents as Five Star Professionals, including Suzy Evans, Mirtha Barzaga, Margherite Myers, Michelle Gonzalez, and Pauline Cake.
