How I learned to work from home – 5 tips that saved my sanity

I never considered myself to be a “work at home” type, probably because the opportunity never really presented itself. Every work day I had my routine; get up, make my bed, chat with my hubby, shower, get dressed, get my daughter up and ready for school, pack my bag and off to work and school we would go.  That all changed with the arrival of COVID-19.  With new social distancing requirements in place and stay at home orders a new norm, life as we know it changed – and dramatically.  Now with a son suddenly home from college and a daughter in high school both in virtual learning mode and two parents juggling working between home and offices it was only a matter of time before chaos began.  Even the walls of our home are longing for the days of peace & quiet again.  It is not used to having us all home at once and for so long.    First and foremost I am thankful for my health, my family’s health and that I still have job in which I can work from home.  That being said it took a bit to adjust and I will admit I had some struggles along the way but I think I have found my groove.   After a bit of trial and error here are five tips that worked for me.

 

 

Tip #1: Have a routine and stick to it. 

I needed a new routine.  My first day home I was out of rhythm and all over the place and so was my family.  We slept in a little later than normal, did not rush to even shower or get dressed – I mean why not?  It’s not like our commute was very far and nobody was coming to visit.  It felt different and exciting to work from my pajamas.  But as the day progressed I felt behind for some reason, disorganized, and scattered.  Aside from a mid-morning break to put in a load of laundry and my lunch time shower as that was when I decided to get dressed I was glued to my computer the rest of the day re-acting to things instead of being pro-active with a specific agenda.  So day two I decided to establish a new routine starting in the morning that would set the tone for my day.  I created a list of goals I needed to accomplish that day. It included both work and family tasks so I was not aimless. The structure created some semblance of order and prevented me from losing focus.

Finding quality tenants is one of the most challenging parts of managing a property, so DPM can take care of this big step and let you manage the property after your tenant moves in.

 

Tenant placement is the process in which we pull comparable properties for pricing, list the property on multiple websites, locate a qualified applicant, run background checks (credit, criminal, evictions), have a lease created and get your tenant moved in. The fee for this service is the first full month’s rent.

 

Full Service Property Management

If you don’t have the time or live too far to manage your own property, we will take care of that, too!

 

Our full property management service includes tenant placement, plus we…

  • Handle any repairs day or night using licensed and insured vendors
  • Take numerous pictures of the home inside and out prior to the tenant moving in
  • Go into the home at the 6-month mark to ensure the tenant is maintaining the home
  • Ensure a property manager is available anytime your tenant needs help
  • Allow tenants to pay rent via our online portal, ensuring a smooth payment process
  • Complete a move-out review with numerous pictures
  • Handle the security deposit claim when the tenant moves out

 

You as an owner have access to a portal in which you can view your monthly statements, home reviews, invoices and any documents pertaining to your property. You will also receive a 1099 each year for tax purposes.

 

The fee for the full service is 75% of the first full month’s rent, and then just 10% of rent each month to manage.

Wandering through the offices of Davidson Realty, it is easy to find professionals with a wide range of talents and hobbies. On a given day, you may meet a mountain climber, author, philanthropist, world traveler, fitness competitor or artist.

 

You may also run into Shirley Barber, who boasts an incredible passion of her own. For 13 years, Shirley has served as Master Gardener for the University of Florida extension program IFAS (Institute of Food and Agricultural Sciences, or simply UF/IFAS). She is also a gardening teacher, speaker and consultant for other organizations and schools throughout Florida.

 

Shirley’s dedication is remarkable by any standard. She has volunteered more than 15,000 hours in the past 13 years, topping 1,700 hours during the past two years alone.

Davidson Realty’s Cindy Vaughn Becomes an Award-Winning Author

Davidson staffer Cindy Vaughn wears many hats—Accounting Manager, HR Manager—but a hat many people might not know she wears is as Author.

In fact, Cindy, who has been with Davidson Realty for more than 16 years, was recently awarded first place in the Wordhaus Fiction Writing Contest! Cindy’s story, “Dirty Little Secret,” won in the Thriller category. She was kind enough to answer a few questions about her writing.

Tell us a bit about your experiences as a writer. I have always loved to write. I have one poem published called “Solitaire.” It was published in the “National Anthology of Poetry.” I wrote a children’s book called “Pimple the Pelican” for my grandson and self-published that. My dream is to get my novel published. I am now in the revision process of it. I finished it about a year ago and pitched it to ten agents. I was so excited when I received a response from Sue Grafton’s agent requesting to read my full manuscript. After five days of nail-biting suspense, she told me she couldn’t connect with my main character. She gave me some great advice though, and I have heeded it. Hopefully, with this revision, I will be able to find an agent and get my book published. It is called “Death’s Whisper.” Read more
